Overview

The Community Builders, Inc. (TCB) is a leading nonprofit real estate developer and owner. Our mission is to build and sustain strong communities where all people can thrive. The Service Maintenance Manager (SMM) is responsible for the physical operations of the community, preservation and maintenance of the asset, preparation of market-ready homes, and ongoing service to residents. This is a working maintenance manager position that leads the maintenance team and performs hands-on duties.

The SMM provides leadership, mentoring, and direction to enhance employee skills and foster a collaborative, positive work environment in accordance with TCB policies and to provide a quality living environment for residents.

Essential Functions / Responsibilities
  • Provide direction, guidance, and supervision to all maintenance team members and vendors/contractors at the community
  • Manage and participate in routine and preventive maintenance work orders and unit turns, including scheduling vendor contracted services; review completed work orders and unit turns for quality and repair trends
  • Provide training to maintenance team to ensure proper performance and adherence to company policies, procedures, and safety standards
  • Oversee cleaning, painting, interior/exterior decorating and maintenance, landscaping, snow removal, lighting, plumbing, electrical work, roof repairs, appliance evaluation, and other repairs
  • Manage preparation and repairs for REAC/HQS inspections and audits
  • Participate in financial review with the Community Manager on maintenance, utility, and capital-related expenditures to meet budgeted goals
  • Complete budgeted capital improvements and manage vendor service contracts (HVAC, Pest, Snow, Landscaping, etc.) by developing scope of work, managing the competitive bid process, and monitoring completion
  • Manage maintenance shop and inventory to company standards and lead with a safety mindset, including wearing appropriate PPE
  • Available for weekend work, on-call rotation and emergency service call duties

  • Must be able to remain in a stationary position 50 percent of the time
  • Commutable radius to property

  • Frequently moves equipment weighing up to 50 pounds across sites

Knowledge, Skills, and Abilities
  • Leadership skills and understanding of effective management of personal development and career paths for all employees
  • Strong Microsoft Word, Excel, Outlook and Yardi or other industry software experience
  • Excellent verbal and written communication skills
  • Knowledge of Federal Fair Housing Laws and Guidelines is a plus
  • Excellent customer service skills
  • Bilingual is a plus
Education & Experience
  • High School diploma or equivalent
  • 5+ years of multi-family operational management experience
  • Experience in training, budget development, managing expenses, bid and managing vendors, and overseeing service and general building contractors
  • One or more industry certifications/degrees (NAHMS, CAMT, OSHA, HVAC, etc.) required
  • Willingness to obtain required certifications within 6 months of hire if needed
  • Knowledge of hand and power tools, cleaning supplies, and protective equipment
