The Maintenance Technician is responsible for carrying out planned and reactive maintenance tasks across building services and fabric, ensuring all facilities are maintained to a high standard in accordance with CBRE policies, client requirements, and statutory compliance. The role supports the delivery of a safe, efficient, and reliable working environment for building occupants., Maintenance & Operations
Responsibilities- Undertake planned preventative maintenance (PPM) and reactive maintenance tasks in line with the maintenance schedule.
- Carry out first-line fault diagnosis and repairs to building systems including:
- Plumbing
- Building fabric (doors, locks, flooring, ceilings, walls)
- Ensure all works are completed safely, efficiently, and to agreed service level agreements (SLAs).
- Escalate complex issues or specialist works to supervisors or subcontractors as required.
- Ensure all tasks are completed in compliance with:
- Health & Safety legislation
- CBRE policies and procedures
- Client site rules
- Follow Permit to Work, Risk Assessments, and Method Statements (RAMS).
- Support statutory compliance checks (e.g. fire safety, emergency lighting, water hygiene where applicable).
- Provide a professional and customer-focused service at all times.
- Communicate clearly with the client and end users regarding maintenance activities, disruptions, and resolutions.
- Maintain good working relationships with colleagues, subcontractors, and client representatives.
- Accurately complete work orders, reports, and records via the CBRE CAFM or maintenance management system.
- Record parts used, time spent, and actions taken for audit and compliance purposes.
Identify and report potential risks, improvement opportunities, or asset failures.
- Experience working in a facilities management, maintenance, or building services environment.
- Basic multi-skilled maintenance knowledge (plumbing & fabric).
- Good understanding of health & safety in the workplace.
- Ability to work independently and manage workload effectively.
- Strong communication and customer service skills.
- IT literate (CAFM systems, mobile devices).
- Recognised technical qualification (e.g. NVQ Level 2/3, City & Guilds, or equivalent).
- Experience working in a corporate, commercial, or industrial setting.
- Knowledge of statutory compliance within FM.
- Safety conscious and risk-aware.
- Reliable, proactive, and organised.
- Problem-solving mindset.
- Flexible and adaptable to changing priorities.
- Committed to delivering high standards of service.
- Physical role requiring manual handling.
- Use of tools, equipment, and PPE as required.
