Service Specialist – Maintenance

Work Schedule: Monday – Friday 8:00 AM – 5:00 PM
Compensation: $22.00–$24.00 / hour (actual rate depends on credentials, experience and location).

Position SummaryPerform mechanical, aesthetic, and preventive maintenance to keep buildings safe, functional, and presentable while maintaining accurate inventory and responding to emergencies.
ExpectationsFollow established procedures, meet deadlines, and work independently after training. Prioritize tasks with guidance as needed.
Essential Duties & Responsibilities- Valid driver’s license & reliable transportation required.
- Complete minor and major repairs of mechanical or aesthetic issues, HVAC maintenance, light replacement, and plumbing tasks.
- Paint and wallpaper as necessary; perform minor carpet repairs.
- Operate building automation, security, fire, life, and safety systems.
- Monitor and select service providers for efficient property operations.
- Perform preventive maintenance for HVAC, electrical, plumbing, lighting, doors, locks, hardware, and wall treatments.
- Provide assistance to the Community Leader and communicate with tenants and vendors.
- Maintain tools, safety equipment, and operating logs.
- Respond to test situations and emergencies accurately.
- Support after‑hours on‑call programs and assist contractors with inspections.
- Participate in capital improvements and continuous‑improvement initiatives.
- Maintain operating logs and record temperature, pressure, and chemical levels of heavy equipment.
- Prepare reports and perform administrative duties to support projects.
- Maintain accurate inventory levels for mechanical systems.
- Purchase parts and supplies; review vendor pricing.
- Stock items upon receipt.
- Clean vacant areas and remove debris from building and grounds.
- Provide backup for Community Porter.
- Know and perform individual emergency procedures and duties per the site emergency manual.
- Respond promptly to fire alarms, natural disasters, and other emergencies.
- Assist tenants and emergency personnel during evacuations.
- Communicate with management, vendors, maintenance teams, and tenants.
- Participate in continuous‑improvement/quality initiatives.
- Assist with groundskeeping, mowing, weed control, pruning, or snow removal as needed.
- Back up coworkers when required.
Responsibilities Distribution: 60 % property maintenance, 25 % community cleaning, 10 % customer service, 5 % business administration.
Education & Experience- Required:
2+ years of maintenance experience. - Preferred:
Trade‑school education. - Certifications:
EPA, CPO, and/or boiler operator’s license (or willingness to obtain).
- Read and interpret safety rules, operating instructions, MSDS sheets, and procedural manuals.
- Perform basic mathematics (addition, subtraction, multiplication, division, percentages, ratios).
- Use common sense reasoning to carry out written or oral instructions.
- Operate internet & web‑based time‑keeping software; experience with work order systems is beneficial.
- Constantly: stand, walk, bend, kneel, use hands, lift up to 25 lb, and communicate effectively.
- Frequently: lift/move up to 75 lb, write reports, drive vehicles.
- Occasionally: sit; lift/move more than 75 lb with assistance.
