Position: Maintenance Technician I

Description

Stratum is hiring a full-time Maintenance Technician I in Woodburn, Oregon to support Woodburn Place Apartment Homes and Woodburn West Apartments. This Maintenance Technician I position supports two neighboring multifamily communities and works as part of one shared maintenance team.

This role supports both a stabilized apartment community and an active lease-up community — offering strong bonus potential and valuable multifamily maintenance experience.

  • Job Title: Maintenance Technician I
  • Location: Woodburn, Oregon
  • Communities: Woodburn Place (Stabilized) & Woodburn West (Lease-Up)
  • Schedule: Tuesday–Saturday, 9:00 am to 6:00 pm, with a 60-minute unpaid meal break
  • Status: Full-time, Non-exempt (eligible for overtime)
  • Pay Range: $20.00 – $32.00 per hour
  • Cell Phone Stipend: $50/month
  • Onsite Housing Option: Includes the option to live onsite with a 25% rental discount. Water, sewer, garbage and internet included.

Responsibilities

As a Maintenance Technician I, you will complete work orders, perform preventative maintenance, and support unit turns across both apartment communities.

Responsibilities Include
  • Plumbing repairs (toilets, faucets, sinks, garbage disposals)
  • Electrical repairs (outlets, GFIs, heaters, light fixtures)
  • Carpentry and drywall repair
  • Painting and apartment unit preparation
  • Appliance repair (stoves, dishwashers, basic diagnostics)
  • Preventative maintenance tasks
  • Landscaping support (mowing, trimming, edging)
  • Snow and ice removal
  • Pool maintenance support (water testing, pump monitoring)
  • Daily property walks and grounds upkeep

    Accurate documentation of completed maintenance work
  • Participation in on-call rotation

This Maintenance Technician I role requires strong troubleshooting skills and the ability to prioritize work orders efficiently.

Qualifications
  • 1+ year experience as a Maintenance Technician, apartment maintenance technician, or similar role preferred
  • Experience in multifamily housing, property management, facilities maintenance, or residential maintenance preferred
  • Working knowledge of plumbing, electrical, carpentry, drywall, and painting
  • Ability to safely operate hand tools and power tools
  • Strong time management and problem-solving skills
  • Valid driver’s license with clean driving record
  • Reliable transportation and proof of insurance
  • Ability to transport tools and equipment
  • Ability to work outdoors in various weather conditions
Physical Requirements

This position requires regular physical activity, including standing, walking, stooping, bending, twisting, crouching, and climbing stairs or ladders up to six feet. Employees must be able to lift and carry up to 50 pounds, move heavy equipment, and use hand and power tools. The role involves repetitive motions of the hands, fingers, and wrists, and requires sufficient hearing, motor skills, and coordination to safely operate equipment and perform job tasks.

Work may be performed in confined spaces, outdoors in all weather conditions, and may involve exposure to chemicals, machinery, and electrical components.
