Overview

The Assistant Land Development Manager supports the planning, budgeting, and execution of residential land development projects from pre‑construction through construction. This role helps ensure lots are delivered on time, within budget, and to the quality standards by coordinating with internal teams, trade partners, engineers, and municipalities.

Key Responsibilities
  • Support pre‑construction tasks including quantity takeoffs, document management, budget preparation, and RFP coordination.
  • Maintain accurate project files and communicate construction document updates to stakeholders.
  • Conduct regular site visits to track progress, monitor quality, and document variances.
  • Lead weekly trade partner meetings to review schedules, risks, and upcoming work.
  • Troubleshoot field issues, recommend solutions, and support schedule and cost alignment.
  • Review invoices, manage punch lists, and assist with lot turnover.
  • Track and close out permits, plats, bonds, and as‑built documentation.
  • Assist with monthly lot releases and bond tracking.
Qualifications
  • Bachelor’s degree in engineering or related field, or 3+ years of project coordination experience.
  • Ability to read civil plans and construction documents.
  • Experience with construction scheduling tools (Gantt charts).
  • Proficiency in Microsoft Office and project management software.
  • Valid driver’s license and reliable transportation.
What Success Looks Like
  • Accurate weekly updates in the Land Development Information System.
  • Tasks completed on schedule and within budget.
  • Issues resolved quickly to avoid delays.
  • Permits and bonds closed out at the earliest opportunity.
