Maintenance Technician

The Maintenance Technician assists in carrying out the maintenance processes of the property, including corrective, preventative, routine, emergency, and cosmetic maintenance. The role also includes the make‑ready process under the supervision of the Maintenance Supervisor and Community Manager.

Essential Duties & Responsibilities
  • Community Maintenance
    • Regular/daily onsite attendance required.
    • Respond to resident/management requests and work orders for community common areas, buildings, and units.
    • Ensure all repairs and replacements for community common areas and units.
    • Assist with scheduling and performance of all maintenance/repair‑related turn events.
    • Daily cleanup of exterior, grounds, breezeways, and common areas.
    • Perform swimming pool maintenance and cleaning and maintain accurate chemical logs.
    • Inspect grounds, buildings, and community features daily to identify and correct hazardous conditions.
    • Maintain preventive maintenance program to extend community life and minimize repairs.
    • Follow Asset key policies.
    • Maintain an organized, stocked maintenance shop while adhering to safety standards and OSHA guidelines.
    • Assist in hazard communications program and promote safe work practices.
    • Participate in unit inspections as requested.
    • Assist in monitoring inventory of equipment and supplies.
    • Maintain accurate records on service requests, EPA/OSHA standards, preventive maintenance, make‑ready status, and progress.
    • Assist with general upkeep, maintenance, and cleaning of office, common areas, and model unit.
    • Report any observed violations of community rules to the Supervisor or Manager.
    • Participate in on‑call emergency responses.
    • Utilize property resources, equipment, and supplies economically.
    • Perform additional tasks and responsibilities as directed.
  • Customer & Resident Relations
    • Provide excellent customer service and monitor service request turnaround.
    • Project a favorable image of the community to achieve property objectives and public recognition.
    • Ensure consistency in dealing with residents.
    • Enforce delegated community policies.
Education / Experience
  • High School Diploma or Equivalent.
  • Basic computer skills and ability to use on‑site software functions.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
  • Regular movement to accomplish tasks across multiple sites.
  • Frequent use of ladders, stairs, ramps, step stools, and operating in tight or confined spaces.
  • Ability to lift, place, and move objects of 100+ lbs. in all directions.
  • Operate machinery, power tools, motor vehicles, and golf carts.
  • Work in outdoor weather elements, including low and high temperatures.
  • Work overtime, weekends, night hours, including on‑call emergencies.
  • Occasionally maintain a stationary position for prolonged periods.
License / Equipment
  • Reliable transportation required for emergency on‑call duties.

Salary Range

$23 per hour to $28 per hour
