Job Description

The Maintenance Supervisor oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality by performing maintenance related tasks.

Responsibilities
  • Employee champion: manage maintenance team and assist in employee evaluations; interview, hire, orient, and train new hires; oversee all aspects of the “Make Ready” process from beginning to end in accordance with company policies.
  • Assist with and complete work orders generated from resident requests for service, and routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
  • Periodically inspect work performed by other service team members and contractors, verify quality and compliance, maintain adequate inventory, work with Community Manager to order supplies and tools while staying within budgetary guidelines, and assist with developing the budget for maintenance and capital expenses.
  • Keep informed of changes in technology and industry standards.
  • Complete monthly preventive maintenance procedures as outlined in the policy and procedure manual.
  • Demonstrate customer service skills in all interactions with employees, residents, clients, and vendors.
  • Ensure safety, cleanliness, and general appearance of the property; report mechanical and electrical equipment malfunctions as well as employee/visitor/resident injuries or accidents; conduct safety meetings, maintain documentation, and ensure compliance with safety laws and requirements.
  • Resolve customer complaints and issues.
  • Other duties as assigned.
Work Hours & Site Hours

Schedule:

40 hours in a regular work week.

Typical Site Hours of Operation (may vary by site):

  • Monday – Friday: 9am – 6pm
  • Saturday: 10am – 5pm
  • Sunday: 1pm – 5pm
Essential Requirements
  • Must be available to work on weekends when scheduled and must be able to perform essential job functions unaccompanied.
  • Must work a flexible schedule, including “call” during evenings, weekends, holidays, and be able to perform essential job functions unaccompanied.
  • Works in frequent exposure to outside elements where temperatures, weather, odors, and/or landscape may be unpleasant and/or hazardous.
Qualifications

Education and Experience

High School Diploma or GED Equivalent. Working knowledge of OSHA standards and MSDS regulations. Technical degree is preferred.

Supervisor Experience

1 – 3 years proven skills to hire, lead, direct, evaluate, and manage subordinates and team members.

Management Experience

1 – 3 years.

Experience Preferred
