Brief DescriptionMiddleburg Communities is seeking an experienced Framing MEP Superintendent in the Wilmington, North Carolina area for multiple multifamily construction projects. Under the supervision of the Project Superintendent and in conjunction with the Project team, the Framing MEP Superintendent is responsible for the complete and satisfactory execution of all Wood Frame Project Framing and MEP Activities. The role requires adherence to plans, specifications, codes, safety, and Middleburg Construction Best Practices.

- Maintain a clean, organized, and efficient working environment for all projects. If an issue cannot be resolved, inform the Project Superintendent and implement appropriate corrective action procedures.
- Perform daily and weekly safety audits in accordance with the Middleburg Corporate Safety Manual.
- Ensure that the materials provided by the company are protected from the elements, secured, controlled, distributed, and applied effectively.
- Ensure that all persons on site are always wearing appropriate PPE and complying with Middleburg, OSHA safety standards, and all local, state, and federal laws.
- Interpret plan details and communicate to external/internal partners (sub‑contractors, etc.).
- Determine and assess subcontractor staffing levels throughout framing/MEP scope durations.
- Understand and communicate the requirements of the Master and Contract Schedules as they relate to framing & MEP contractors.
- Ensure that subcontractor contracts are being followed and enforced. Attend all weekly subcontractor meetings.
- Ensure that all construction materials (waterproofing, flashing, windows, truss systems, exterior siding, hold‑downs, and hardware) are installed according to industry standards.
- Maintain daily project logs and inspections in Procore, including photos, activity logs, manpower, safety concerns, and violations.
- Prepare a list of infill materials needed and notify the Project Superintendent of their availability.
- Assess, monitor, and document the quality of work using measuring tools, gauges, automation, etc., and upload QC checklists to Procore.
- Manage all mock‑ups, box walks, and third‑party assembly testing.
- Be experienced in reading and understanding all construction documents related to structural, architectural, and MEP/FP work.
- Organize, coordinate, and document all inspections in progress and final inspections.
- In the event of a deviation from the schedule, notify the Project Superintendent.
- Assist in resolving conflicting documents through Project Team consultation or RFI.
- Maintain accurate rolling inventory levels and compare them with remaining take‑offs.
- Ensure that MEP activities and supplies are carried out and installed as specified in the construction plans.
- Maintain and update the Master Project Schedule and the Look‑Ahead Schedule in conjunction with the project team.
- Participate in subcontractor meetings and weekly toolbox talks.
- Ensure the construction process is conducted in accordance with all policies and procedures, quality standards are maintained, and all codes and regulations are adhered to.
- 7+ years’ experience in commercial/residential ground‑up wood‑framed buildings. Multi‑family experience a plus.
- Knowledge and experience with MS Project, Procore, and MS Office.
- High adaptive team player.
- High aptitude with framing/MEP means and methods.
- Organized, neat, and a good communicator with high attention to detail.
- Understanding of IBC and FBCs.
- Comprehensive knowledge, understanding, and interpretation of construction plans.
