Maintenance Technician Job Purpose
Responsible for completing make-readies and work orders for individual units and maintaining the overall condition of the facility, including interior, exterior, and grounds. Ensures the proper functioning of mechanical systems and supports a safe, clean, and well-maintained environment.
Duties & Responsibilities- Complete make-readies for units within 7–10 days of move-out.
- Perform work order requests for occupied units in a timely manner.
- Coordinate materials and supplies with the supervisor and update inventory as items are used.
- Conduct routine interior and exterior property maintenance; perform property walks.
- Inspect emergency lights weekly and report any issues.
- Perform light janitorial tasks as needed (e.g., spills, vacuuming, sweeping entryways).
- Empty trash and prepare for scheduled pickups.
- Remove snow from sidewalks and apply ice melt as needed.
- Accompany pest control vendors during property visits.
- Assist with inspections and accompany the property manager as requested.
- Participate in after-hours on-call as needed.
- Provide support with make-readies or work orders at any Mennonite Housing property as needed.
- Maintain target turnover of make-readies.
- Perform work order requests in a timely fashion.
- Ability to sit, stand, walk, bend, stoop, climb ladders, and perform physical tasks for extended periods as needed.
- Ability to lift, carry, push, or pull up to 50 lbs. safely.
- Ability to perform tasks both indoors and outdoors in various weather conditions.
- Basic janitorial and manual labor tasks, including cleaning, snow removal, and minor repairs.
- Good vision and hearing to perform inspections, operate equipment, and communicate effectively.
- Must possess a valid driver’s license and maintain a clean driving record.
- Ability to respond to after-hours calls and participate in on‑call rotation as required.
- Two (2) years of property maintenance or related experience preferred.
- Strong problem‑solving and troubleshooting skills.
- Excellent communication and teamwork abilities.
- High attention to detail.
- HVAC and plumbing experience preferred.
