Position OverviewThe Project Manager is responsible for the execution and financial performance of mechanical construction projects from turnover through closeout. This role owns project scope, budget, schedule, documentation, and communication throughout the project lifecycle. The Project Manager ensures work is performed safely, efficiently, and in accordance with contract requirements. This position acts as the primary point of accountability and partners closely with Superintendents and project stakeholders to protect margin, schedule, and company reputation.
PrimaryResponsibilities
- Project Planning & Execution:
Lead projects from preconstruction handoff through closeout, ensuring alignment on scope, schedule, budget, and execution strategy. - Financial Management:
Maintain project budgets, track cost-to-date, forecast cost-to-complete, and monitor labor productivity, material costs, subcontractor performance, and miscellaneous expenses. - Billing & Revenue Management:
Prepare and submit monthly billings, pay applications, and change orders in coordination with accounting. Support accurate WIP reporting and cash flow objectives. - Contract & Scope Management:
Review and understand contract documents, drawings, specifications, and general conditions. Identify scope gaps, conflicts, and risks and manage RFIs, ASIs, and change orders from initiation through resolution. - Field Coordination:
Partner with Superintendents to coordinate manpower, sequencing, material procurement, inspections, and scheduling to support efficient and safe field operations. - Procurement & Submittals:
Oversee material and equipment procurement, submittals, shop drawings, and vendor coordination to ensure compliance with project requirements and schedule. - Documentation & Recordkeeping:
Maintain accurate and organized project documentation including RFIs, submittals, change orders, meeting minutes, correspondence, and closeout materials. - Client & Stakeholder Communication:
Serve as the primary point of contact for Owners, General Contractors, Engineers, and internal stakeholders, ensuring timely, clear, and professional communication. - Project Closeout:
Drive timely completion of punch lists, training, O&M manuals, warranties, and final billing to achieve clean and efficient project closeout. - General Duties:
Perform additional project-related responsibilities as assigned to support department operations and company objectives. - Strong organizational and planning skills

- Experience: Minimum of 3 years of project management experience in mechanical construction (HVAC, plumbing, piping, or sheet metal preferred)
- Education: High school diploma required; bachelor’s degree in construction management, engineering, or related field preferred
- Licenses: Valid driver’s license with a clean driving record required
- Technical Skills: Proficiency in Microsoft Office (Excel, Word, Outlook); experience with construction management and job cost software; proficiency with Bluebeam or similar PDF tools
- Communication: Ability to read, write, and communicate clearly in English with internal teams, clients, and external partners
- Professional Skills: Strong work ethic, ethical conduct, customer-focused mindset, and ability to work collaboratively across departments
- Hours: Monday through Friday 8:00 AM – 5:00 PM with adjusted schedules based on workload.
- Environment: Office-based role with regular interaction between field and office operations
- Physical Demands: Frequent standing, walking, bending, reaching, sitting, kneeling, and use of manual dexterity; occasional lifting of objects over 10 pounds and carrying items up to 20 pounds; periodic pushing or pulling of carts; extended computer and keyboard use; occasional exposure to loud noise; and regular use of vision, including color recognition.
