Position: Commissioning Manager – Data Center
Purpose and Essential DutiesThe Commissioning Manager leads the project commissioning effort to ensure that all building systems—particularly mission‑critical mechanical, electrical, plumbing, controls, and life‑safety systems—are designed, installed, tested, and operated in alignment with the Owner’s operational needs and the Engineer’s design intent. This role requires frequent interaction with owners, owner representatives, contractors, engineers, architects, and commissioning partners. The Commissioning Manager is responsible for coordinating commissioning activities, managing documentation, and ensuring timely execution of the commissioning process across all phases of a data center project.
SpecificResponsibilities
- Manage multiple commissioning projects, including client interface and coordination with internal and external teams.
- Contribute to improving commissioning processes and implementing industry best practices for mission‑critical environments.
- Review and revise Owner’s Project Requirements (OPR).
- Review Basis of Design (BOD) documentation.
- Perform peer and design reviews with a focus on data center MEP and critical power systems.
- Review equipment submittals for compliance with project requirements.
- Write and/or review project‑specific commissioning specifications and commissioning plans.
- Generate project‑specific installation checklists for mechanical, electrical, controls, and critical systems.
- Develop project‑specific functional performance tests (FPTs).
- Conduct onsite functional performance testing for all critical systems.
- Observe equipment startup activities and prepare detailed reports.
- Perform project site observations and maintain/update the commissioning issues log.
- Lead or participate in commissioning and construction coordination meetings.
- Schedule and coordinate commissioning activities with contractors, vendors, commissioning agents, and the owner.
- Review O&M manual documentation for completeness and accuracy.
- Verify owner training sessions and ensure training requirements are met.
- Write final commissioning reports summarizing testing, results, and system readiness.
- Maintain a comprehensive understanding of all levels of commissioning required for data centers, including Level 1–5 commissioning processes.
- Experience leading commissioning or similar teams on complex projects with significant mechanical and electrical system components, preferably in data centers or mission‑critical facilities.
- Associate degree or higher in HVAC Technology, Building Systems Engineering, Construction Management, or related field; or 8+ years of experience in building construction with strong exposure to mechanical, electrical, plumbing, controls, and/or TAB processes.
- Commissioning certification (ACG, BCxA, ASHRAE) or ability to obtain within 6 months is preferred.
- Minimum of 3 years of building commissioning experience.
- Working knowledge of building control systems (BMS/EPMS).
- Excellent verbal and written communication skills for interaction with a wide range of stakeholders.
- Proficiency in Microsoft Office Suite (Word, Excel, PowerPoint).
- Proficiency in Procore and Project Sight platforms.
- Competency with cloud‑based commissioning software platforms.
- Strong attention to detail and ability to manage multiple tasks in a fast‑paced environment.
- Ability to perform duties outside the typical scope when necessary.
- Effective team leadership skills and ability to work collaboratively.
- Commitment to continuous learning and expanding technical and industry knowledge.
- Working knowledge of mechanical and plumbing equipment and design.
- Working knowledge of electrical equipment and design, including UPS, generators, switch gear, and distribution systems.
- Experience with building construction and controls integration.
- Strong critical‑thinking and problem‑solving abilities.
