Job Overview:
The Assistant Property Manager is responsible for all phases of property operations, and to act in that capacity in the absence of the Business Manager. Emphasis on administration of the property operations and leasing office, assistance in monitoring the financial operations of the property to meet the goals of the budget/operating plan, meeting the revenue goals of the property, resident retention, and providing a quality living experience for residents.

The Assistant Property Manager will promote the company’s Mission Statement and ensure adherence to all relevant policies and procedures, fostering an organizational culture aligned with corporate values.

What You’ll Bring

Minimum Experience/Training/

Education:

  • High school diploma required.
  • Minimum of two years of property management experience or equivalent-related experience. Experience in staff supervision is preferred.
  • Proficient in computer skills, including word processing and spreadsheet applications and type at least 40 words per minute.
  • Understanding of local eviction legal procedures and the ability to articulate these processes clearly.

Additional Desired

Qualifications:

  • Associate degree or bachelor’s degree in a relevant field.
  • Computerized accounting software, specifically Yardi, ARM (Accounting Resource Management), or CAM (Common Area Maintenance).

Physical Requirements:

  • Performs sedentary work. Requires use of telephones and computers.
  • Must be able to climb stairs when entering Resident Services Offices.
  • Occasionally requires lifting 20 pounds or less.
  • Must be able to walk apartments, grounds, and docks (where applicable), including steps and steep gangways.
  • Must be able to drive to various property locations as needed.

Equipment and Tools Used:

  • Computers, printers, telephones, fax machine, photocopier, pager.
Your Responsibilities
  • Performance Management: Monitor, direct, and track the performance of Resident Services team members to ensure high-quality service delivery.
  • Team Support: Assist the General Manager in recruitment, selection, training, supervision, and motivation of team members. Contribute to evaluating staff performance and implement corrective measures as needed. Provide timely feedback regarding performance.
  • Resident Relations: Present a professional and efficient attitude in addressing resident complaints to ensure satisfaction, while adhering to company guidelines.
  • Lease Management: Oversee the lease renewal process on a monthly basis, ensuring timely and accurate execution.
  • Financial Responsibilities: Manage Yardi input, ensure timely collection of rents, oversee banking activities, monitor delinquencies, and prepare collection documents for court appearances.
  • Administrative Oversight: Assist in overseeing all administrative functions and ensure the accurate and timely preparation of Yardi reporting documentation, including accounts receivable (A/R) and invoice processing.
  • Revenue and Occupancy Management: Assist in achieving revenue goals, managing occupancy levels, and enhancing resident retention efforts.
