Overview

An MRA Member is looking for... Senior Project Manager

Location:

Waukesha, WI

Responsibilities
  • Responsible for managing the construction process for each project assigned and providing the necessary support to the job team, including the Bidding Manager (BM), Superintendent (Super), Project Coordinator (PC) and Job Cost Accountant (JCA) to ensure successful projects.
  • Own profitability, internal and external customer service, safety, schedule, quality and budget. Manage and resolve Subcontractor Change Orders (SCO) and Owner Change Order Requests (OCOR) per company policies and procedures.

Duties & Responsibilities
  • Study and understand Company Policy and Procedures manuals to understand your position and how the SPM integrates with other roles within the company.
  • Preconstruction – Bidding:
    Review bid documents for completeness, quality and clarity. Work with the BM to issue RFIs and clarifications as needed.
  • Coordinate site visits with owner and subcontractors as needed.
  • Attend, support and contribute to all assigned bid start-up meetings, acquiring total knowledge of the project beforehand.
  • At the Bid Kick-off Meeting, provide a milestone schedule to be issued by BM with the bid documents.
  • At the Bid Kick-off Meeting, oversee procurement of all permits necessary to start and complete the project (handoff from BM to SPM).
  • For negotiated projects: provide a copy of the plans to the intended Superintendent via the PC and prepare buy-out scopes at least 2 days prior to bid day; complete a detailed schedule prior to bid day; work with PC and JCA to complete Project Start-up Form and Accounting Estimate prior to start-up; direct utility applications utilizing the PC.
  • For competitive bid projects: create scope write-ups for critical trades; if not provided by owner, create a rough milestone schedule prior to bid day; meet with BM on bid day to review bids and establish total project value; review final numbers with President/VPPMS and identify targeted buy-out; assist President and BM with budgeting and proposal preparation as required; attend and assist with turnover of the job from Pre-Con to Construction at the Accounting Kick Off Meeting.
  • Construction:
    Negotiate/award all subcontracts, purchase orders, and costs per the Corporate Timeline and project schedule; prioritize negotiations with subcontractors and vendors based on lead times and project flow; coordinate with national vendor accounts as required; review all scopes of work with VPPMS; ensure subcontract scopes are clear for PC, SPM and execution.
  • Review all scopes, schedule, and tenant requirements with the Super prior to project commencement; create overall project schedule and review with Superintendent to update and issue monthly; schedule and conduct in-office Field Start Up Meeting with the Super, PC, JCA, VPPMS and EVPCO; organize and attend the jobsite Subcontractor Kick-off Meetings; conduct bi-weekly jobsite visits; walk the jobsite with the Super to ensure compliance;

    utilize the company Scorecard to grade jobsite visits; assist with subcontractor orientations; aid the JCA and PC with retrieval of paperwork; check in with the PC daily to discuss workflow and documentation; hold weekly job reviews with PC, JCA, Super and VPPMS; review status of each job including schedule, NAVS, missing paperwork, owner-related issues and financials including FD, SCOs and OCORs;

    oversee 100% completion of O&M Manuals within required time frames; complete all change orders with the assistance of the PC and Super; ensure SCOs/OCORs follow company timelines and that Accounting is copied on all change orders; notify VPPMS of critical issues on jobsites; manage and review Weekly Report and 3 Week Look Ahead Schedule; review Daily Reports and communicate with the Super on items of concern;

    coordinate daily communication with the Super to track progress and resolve issues; assist the Super with weekly paperwork and coordinate with VPPMS for corrections.
  • Post-Construction:
    Resolve warranty requests within 48 hours or as required; lead a lessons learned meeting with internal team members; update client-specific lesson learned folders; ensure…
