JOB OBJECTIVE

The Lead Maintenance position provides advanced technical expertise and hands-on skilled labor in the inspection, servicing, maintenance, and repair of district buildings, grounds, equipment, and furnishings. In addition to performing maintenance and grounds work, this position leads the daily work activities of maintenance and grounds staff by prioritizing, planning, coordinating, and directing work assignments to ensure safe, efficient, and timely completion of tasks.

This is a working lead position. The Lead Maintenance position does not have formal supervisory authority or direct reports but is responsible for directing work, coordinating schedules, and serving as the lead point of contact for daily operations.

SUPERVISION AND CONTROLS OVER THE WORK

The Lead Maintenance employee works with a high level of independence and professional discretion under the general supervision of a designated administrator. Work is governed, controlled, and evaluated by acceptable professional practice, district policies and procedures, provisions of Washington Administrative Code and Revised Code of Washington, collective bargaining agreements, and performance standards established by the District.

This position works closely with maintenance, grounds, custodial staff, administrators, and outside groups, and provides day-to-day work direction and coordination for maintenance and grounds operations.

Essential Functions

Lead & Coordination Responsibilities

  • Prioritizes, plans, coordinates, and directs the daily work activities of maintenance and grounds staff.
  • Assigns tasks, sequences work, and adjusts priorities based on district needs, annual calendar, weather conditions, emergencies, and operational demands.
  • Prioritizes and sequences work orders and scheduled maintenance activities to support safety, efficiency, and continuity of school operations.
  • Develops, implements, and maintains an annual grounds and maintenance calendar outlining routine, seasonal and preventative tasks and coordinates work activities to ensure district facilities, operational systems, grounds, athletic fields, and outdoor spaces are maintained in a safe, functional, and visually appropriate condition year-round.
  • Coordinates and schedules outside contractors for routine and planned maintenance and servicing of major building and operational systems (e.g., HVAC, fire/life safety, security, roofing, and utility systems), ensuring work is performed in accordance with district schedules, safety requirements, and operational needs.
  • Serves as the on-site point of coordination for scheduled contractor work, including HVAC, fire/life safety systems, security systems, utilities, and other critical infrastructure.
