Essential Functions and Responsibilities- Maintain building exteriors and interiors through minor and routine painting, plumbing, janitorial work, appliance upkeep, and related maintenance activities.
- Ensure timely and appropriate handling of all repairs.
- Initiate, perform, and oversee maintenance projects up to $300 in value; seek PM approval for larger projects.
- Coordinate with the Community Manager on anticipated maintenance needs.
- Keep grounds, breezeways, sidewalks, and parking lots clear of clutter and debris; perform landscaping maintenance including pruning, raking, shoveling, etc.
- Maintain sidewalks and parking lots, including painting lines and numbers as needed.
- Clean and turnover vacant apartments within 5–10 days to make units rent‑ready.
- Schedule and conduct pre‑move‑out inspections, accurately cost out repairs, and provide residents with estimates.
- Check smoke detectors, change appliance filters, inspect air handlers, and conduct other inspections as directed.
- Requisition supplies, purchase tools, and keep the storeroom/shop clean and organized.
- Prepare and complete maintenance requests and work orders within 3–5 working days; update the Maintenance Log daily.
- Perform regular preventative maintenance inspections of all units.
- Notify the Community Manager of safety‑related issues and lease violations.
- Respond promptly to after‑hours calls and complete necessary repairs.
- Travel as required to attend in‑person classes and annual education conferences.
- Perform other duties as assigned.
Education & Experience: 3–5 years related experience or equivalent combination of experience in trades such as electrical, plumbing, and painting; associate degree preferred.
Certifications & Licenses: Valid driver’s license; insurance required.

Skills:
Ability to read and interpret safety rules, operating instructions, and reports; write routine reports and correspondence; speak effectively to customers and staff.
Mathematical
Skills:
Ability to add, subtract, multiply, and divide using whole numbers, fractions, and decimals.
Reasoning Ability: Problem‑solving, interpreting written, oral, and diagrammatic instructions.
Physical Demands: Ability to walk, reach, climb, stoop, kneel, crouch, stand, sit, lift 50–75 lbs regularly and occasionally up to 100 lbs; use hand truck to move appliances; vision required for close and distance focus.
Tool RequirementEmployees must supply their own tools for maintenance work. A list of required tools must be provided within 60 days of employment.
