We’re seeking a hands-on, technically skilled, and dependable Maintenance Technician to join our residential operations team. This is a full-time, boots-on-the-ground position ideal for someone who knows their way around tools, takes pride in high-quality craftsmanship, and is ready to contribute meaningfully to a property that demands excellence. This role is not for someone looking to learn on the job — we’re looking for a true professional handyman who can hit the ground running.

Who You Are

  • You’ve got real experience and know-how: you can repair a garbage disposal, troubleshoot an HVAC system, replace a light switch, fix a leaky faucet, and patch drywall — all in a single day, if needed.
  • You’re fast but never sloppy — you value efficiency, not shortcuts.
  • You’re the go-to person when something needs to be fixed right the first time.
  • You understand that maintaining a luxury residential building means every detail matters, from the caulk lines in a bathroom to the alignment of cabinet doors.
  • You are accountable, organized, and work independently without constant oversight.

Primary Responsibilities

General Building Maintenance

  • Complete and close out service requests professionally and efficiently.
  • Troubleshoot and repair plumbing systems: clogs, toilet components, shut-off valves, sink leaks, and garbage disposals
  • Handle electrical repairs: outlets, switches, fixtures, and basic circuit diagnosis
  • HVAC support: basic troubleshooting, filter changes, thermostat replacements, condensate line clearing, and equipment swap when necessary
  • Appliance maintenance: install, test, and repair kitchen/laundry appliances including washers, dryers, refrigerators, dishwashers, and microwaves
  • Carpentry: door hardware, baseboard and trim installation, cabinet repair, drywall patching, painting, closet systems, shelving

Unit Turnovers & Resident Readiness

  • Complete full unit turns including spackling, sanding, painting, fixture replacements, lock rekeys, caulking, and minor finish work
  • Perform detailed move-in/move-out inspections and correct any deficiencies
  • Deliver a move-in ready unit that meets high standards — every time

Preventive Maintenance

  • Perform and document preventive maintenance routines on HVAC, plumbing stacks, pumps, boilers, exhaust fans, and other mechanical systems
  • Maintain mechanical and utility rooms: clean, inspect, and report issues early
  • Monitor and report trends in recurring maintenance issues

Common Area & Amenity Maintenance

  • Maintain lobbies, hallways, elevators, rooftop decks, fitness centers, pools, locker rooms, storage rooms, parking garages, and other shared spaces
  • Inspect and correct furniture placement, lighting, safety hazards, wear and tear, and cleanliness
  • Ensure all safety equipment and emergency lighting is tested regularly

Special Projects & Technical Installations

  • Assist in capital projects, including vendor coordination, prep work, and clean-up
  • Support building tech upgrades: leak detection systems, smart thermostats, intercoms, fob readers
  • Operate and maintain hand and power tools, ladders, wet/dry vacuums, drain snakes, and other equipment

Resident & Team Interaction

  • Respond to resident service requests with urgency, professionalism, and courtesy
  • Follow up to ensure the issue was resolved to the resident’s satisfaction
  • Maintain a clean, professional appearance and represent the property positively
  • Communicate clearly and respectfully with staff, residents, vendors, and management
  • Fill in for building engineers or supervisors when necessary

Work Schedule:

  • Sunday 3:00pm - 11:30pm
  • Monday 3:00pm - 11:30pm
  • Tuesday 11:00am - 7:30pm
  • Wednesday 8:00am - 4:30pm
  • Thursday 8:00am - 4:30pm

Days Off:

Friday and Saturday

Compensation

  • $25.00/hr
  • with an annual bonus that is tied to performance
