Maintenance Technician

Maintenance Technician – Gilbane Development – Ypsilanti, MI

The Maintenance Technician is responsible for all daily physical building-related activities, implementing and maintaining energy management, preventive maintenance, quality standards, and operating objectives. This role directly supports the owner’s goals of protecting and maximizing the property’s value.

Pay $20‑25 per hour. Full‑time 40‑hour work week, 9 paid holidays, 18 days PTO, and comprehensive benefits.

• Supervise vendors and subcontractors as needed.
• Maintain preventive maintenance and overall schedules for all building systems.
• Institute and manage maintenance and operational best practices for all buildings, grounds, and operating systems.
• Ensure OSHA, regulatory guidelines, and industry best practices compliance for work performed by maintenance personnel, vendors, and subcontractors.
• Operate and manage all aspects of Building Management Systems (HVAC, lighting control, security, and life safety).
• Manage usage and procurement to insure utility optimization.

• Minimum of 2 years’ maintenance engineering experience with knowledge of commercial mechanical, electrical, and plumbing systems.
• High school diploma or equivalent with technical school certification.
• General maintenance skills (carpentry, painting, locksmithing, etc.).
• Valid driver’s license.
• Proven knowledge of technical terms used in HVAC, plumbing, and/or electrical.
• Strong knowledge of building trade tools and equipment.
• Good verbal and written communication skills in English and customer service skills.
• Team player with multi‑tasking skills.
• Working knowledge of Microsoft Word and Excel.
• Excellent attendance record and willingness to work a flexible schedule, including after‑hours and on‑call duties.

Base salary $41,600 – $52,000 plus benefits and retirement program.
