Maintenance Technician – Gilbane Development – Ypsilanti, MI
OverviewThe Maintenance Technician is responsible for all daily physical building-related activities, implementing and maintaining energy management, preventive maintenance, quality standards, and operating objectives. This role directly supports the owner’s goals of protecting and maximizing the property’s value.
Compensation and BenefitsPay $20‑25 per hour. Full‑time 40‑hour work week, 9 paid holidays, 18 days PTO, and comprehensive benefits.
Responsibilities- Supervise vendors and subcontractors as needed.
- Maintain preventive maintenance and overall schedules for all building systems.
- Institute and manage maintenance and operational best practices for all buildings, grounds, and operating systems.
- Ensure OSHA, regulatory guidelines, and industry best practices compliance for work performed by maintenance personnel, vendors, and subcontractors.
- Operate and manage all aspects of Building Management Systems (HVAC, lighting control, security, and life safety).
- Manage usage and procurement to insure utility optimization.

- Minimum of 2 years’ maintenance engineering experience with knowledge of commercial mechanical, electrical, and plumbing systems.
- High school diploma or equivalent with technical school certification.
- General maintenance skills (carpentry, painting, locksmithing, etc.).
- Valid driver’s license.
- Proven knowledge of technical terms used in HVAC, plumbing, and/or electrical.
- Strong knowledge of building trade tools and equipment.
- Good verbal and written communication skills in English and customer service skills.
- Team player with multi‑tasking skills.
- Working knowledge of Microsoft Word and Excel.
- Excellent attendance record and willingness to work a flexible schedule, including after‑hours and on‑call duties.
Base salary $41,600 – $52,000 plus benefits and retirement program.
