F. Saul Company has been engaged in the acquisition, renovation, construction, and management of residential property in the Washington Metropolitan area. The Residential division currently comprises four luxury properties (The Waycroft, Park Van Ness, The Kennedy‑Warren, Lyon Place) and is soon to add Hampden House. The division prides itself on high‑level resident service and satisfaction.
The Maintenance Mechanic assists the Chief Engineer in maintaining the property, processing resident service requests, performing preventative maintenance and unit inspections, troubleshooting and repairing HVAC and appliances, plumbing, carpentry, painting, turnovers, and renovation of apartments. Attendance is essential; the community is open 24/7 and weekend or overnight work may be required.
Duties & Responsibilities- Perform maintenance necessary to buildings and grounds to keep the complex in good repair and appearance.
- Perform assigned work orders in all units timely and professionally.
- Process service requests and conduct scheduled maintenance.
- Perform turnovers and renovations of apartment units.
- Install, troubleshoot and repair appliances, garbage disposals, outlets and light switches, using electrical wiring knowledge.
- Perform general carpentry repairs (doors, frames, countertops, window repairs).
- Periodically inspect grounds and outside lights at night when on duty.
- Perform preventative maintenance (replace HVAC filters, clean fan coils, service heat pumps, replace smoke detector batteries, water filters, clean dryer lint traps).
- Remove snow and ice as required by policy and local code.
- Inspect fitness center equipment and report needed repair.
- Have own tools required to perform the work.
- Perform other related duties as requested by the Chief Engineer.
- Proficiency in reading and speaking English; ability to understand verbal and written instructions and read MSDS sheets and labels.
- Maintain a well‑organized and clean work environment.
- Maintain ethical, professional, courteous relations with residents, contractors, and co‑workers.
- Strong technical knowledge of HVAC, electrical, plumbing, and carpentry.
- Work efficiently and independently.
- Experience troubleshooting and repairing HVAC, plumbing.
- Be punctual and reliable.
- Available for emergency on‑call.
- Lifting up to 60 lbs. safely and moving appliances.
- Comfortable working at heights up to 25 ft.
- Required to stand for long periods of time; use hands to handle objects and tools, walk or run for long periods, twist body, kneel, stoop, crouch, crawl, grasp, move, or assemble objects.
- React quickly using hands, fingers, or feet; see details of objects less than a few feet away; hear sounds and differentiate them.
- Use muscles to lift, push, pull, or carry heavy objects, see differences between colors, shades, and brightness, determine distance between objects, adjust body movements to keep pace with speed changes.
- Be physically active for long periods.
Minimum of 2 years as a Maintenance Technician / Engineering experience.
Education / Licenses / Certifications- High School Diploma.
- HVAC Certification.
- Universal CFC Certification.
- Pool operator’s license.
- Valid driver’s license.
The rate for this position is $35.09 per hour and is part of the Local 99 Engineering Union. The position is non‑exempt and will receive overtime compensation.
