The Turnover Technician is responsible for preparing vacant residential units for marketing and leasing. This role focuses on painting, light repairs, and general make-ready work to ensure homes are clean, safe, functional, and move-in ready. The ideal candidate is detail-oriented, efficient, and takes pride in delivering consistent, high-quality finishes within defined turnover timelines. This position supports the turnover and leasing process by completing needed repairs in vacant units only (no occupied units).
Requirements- Perform interior painting, including walls, ceilings, trim, doors, and touch-ups
- Patch drywall, repair minor holes, cracks, and surface imperfections
- Perform light handyman repairs such as:
- Replacing fixtures, outlets, switches, and hardware
- Minor carpentry and door adjustments
- Cabinet and vanity repairs
- Caulking, sealing, and grouting as needed
- Ensure units meet make-ready standards prior to marketing and leasing
- Identify additional repair needs during turnovers and report them to management
- Maintain clean and organized work spaces within vacant units
- Complete work efficiently while maintaining quality and consistency
- Follow safety procedures and company standards at all times
- Communicate progress, completion, and any issues clearly with leadership
- 2-3 years of proven experience as a painter and handyman, preferably in residential properties
- Strong painting skills with attention to detail and finish quality
- Ability to perform a wide range of light repairs independently
- Proficient with hand and power tools
- Reliable, punctual, and able to manage time effectively
- Ability to work independently with minimal supervision
- Strong work ethic and pride in workmanship
- Valid driver’s license and reliable vehicle
- Monday–Friday, 9:00 AM to 5:00 PM
- 40 hours per week guaranteed
- Ability to stand, walk, bend, and move for extended periods
- Ability to lift, carry, push, or pull up to 50 pounds
- Manual dexterity required for painting and repair tasks
- $30–$35 per hour, based on experience
- $250 monthly vehicle allowance
