Summary:

This position supports the Sr. Facilities Manager in the day-to-day maintenance, repair, and efficient operation of all building systems and equipment on behalf of the client. The Engineer will perform routine operation, inspection, maintenance, and repairs of HVAC, mechanical, electrical, and plumbing equipment and systems in assigned facilities to achieve efficient operating results and extend life expectancy. The work may include HVAC, boiler, heating, refrigeration, water, and energy systems to ensure the effective operation of the client facility.

This is a non-supervisory, hourly, non-exempt role.

• Ensure ongoing preventive maintenance and repair work orders on facility mechanical, electrical, lighting, and other installed systems.
• Maintain, operate, and repair all HVAC systems and associated equipment, electrical distribution equipment, plumbing systems, building interior/exterior repair, and related grounds for assigned client buildings.

Perform major HVAC repairs: compressor replacement, condenser replacement, evaporator coil replacement, etc.
• Perform major plumbing replacements: domestic water piping, steam trap repairs, sewage line repairs, bathroom fixture repairs, etc.
• Perform electrical repairs: running and bending conduit piping, pulling cables, panel maintenance, motor maintenance, and predictive maintenance using a megar.
• Perform assigned facility inspections and due diligence efforts, reporting on as-found conditions impacting client occupancy and operations.
• Respond to all emergencies, including light travel during emergency events.
• Operate, maintain, and repair boilers, heaters, pumps, valves, refrigerant compressors, condensers, evaporators, traps, transfer pumps, expansion valves, stop valves, float valves, and associated lines.
• Operate, maintain, and repair pumps, air compressors, water filters, softeners, piping, and related equipment.
• Maintain elevators when not serviced by specialized contractors.
• Operate building automation systems for HVAC: consoles, data gathering panels, remote sensors, and indicating devices.
• Maintain sanitary sewer systems and sump pumps.
• Maintain trash compactors, kitchen equipment, and other building equipment.
• Maintain stock and inventory control.
• Recommend improvements to the preventive maintenance program.
• Compile and submit monthly reports to inform management of current building operations.
• Familiarize with equipment and methods required for assigned client locations.
• Recognize danger and safety hazards, propose elimination methods, or use correct PPE.
• Comply with applicable codes, regulations, governmental agencies, and company directives.
• Maintain all required Federal, State, or Local licenses for assigned locations.
• Complete all required C&W Safety Training annually.
• Comply with C&W Uniform Dress Code and maintain a neat and clean appearance during all working hours.
• General maintenance tasks: repairs on toilet facilities, registers, radiators, lamps, light fixtures, ceiling tiles, furniture, floors, door hardware, oven maintenance, painting in equipment rooms, filter replacement, cleaning mechanical spaces, etc.
• Miscellaneous handyman work using hand tools.
• Replace fire extinguishers when needed.
• Other assigned operational tasks typical of a Building Engineer role.

Any combination of education and experience that provides the required knowledge and abilities is qualifying. A typical way to obtain knowledge and abilities would be:

• High School Diploma or GED Required;
  Graduate of an apprentice program or trade school preferred.

Minimum of four (4) years of technical experience in building engineering, focusing on HVAC equipment, plumbing, electrical, equipment repair, maintenance, and overall system design and application.

• Valid state driver’s license.
• Trade licenses/permits as required (e.g., Journeyman or Master Electrician License, City License, Operators License, Steam Engineer License).
• Universal certification for CFC and HFC-based refrigerants (EPA Section 608).

• Experience operating, maintaining, and repairing HVAC, boilers, heaters, pumps, refrigerant systems, compressors, gas lines, and water systems.
• Knowledge of energy management systems and techniques.
• Thorough knowledge of building systems operations, maintenance, and repair.
• Excellent interpersonal skills with tenants, clients, and vendors.
• Basic computing skills (Outlook, Excel, Word, mobile devices) and proficiency in virtual meeting platforms (Teams, Zoom).

• Exposure to loud noise, power equipment, extreme temperatures, chemicals, dust, fumes, and smoke.
• Regular use of PPE as required.
