Managing Director and Executive Recruiter at Specialty Consultants Inc.

Specialty Consultants, the leading real estate executive search firm, is helping a very active and well-capitalized industrial real estate investment firm hire a Transaction Manager
. The Transaction Manager will manage the due diligence process for the acquisition of industrial properties nationwide. This individual will play a key role in supporting the team during the acquisition and onboarding of new properties to ensure a smooth transition of new assets into the firm’s portfolio.

Key Responsibilities
  • Due Diligence Coordination: Manage and oversee all due diligence activities related to the acquisition and financing of industrial properties. This includes coordinating with third‑party vendors (e.g., environmental consultants, zoning counsel, inspectors, surveyors), reviewing due diligence materials, and identifying potential risks or issues.
  • Documentation Management: Prepare, organize, and manage acquisition‑related documents, including due diligence reports, title documentation, environmental assessments, and any other necessary paperwork. Ensure that all documents are accurate, up to date, and properly executed.
  • Transaction Timeline Management: Maintain and track detailed transaction timelines for acquisitions, ensuring that all deadlines and milestones are met and that stakeholders are kept updated on progress.
  • Stakeholder Coordination: Act as the point of contact for internal teams, brokers, legal teams, lenders, and third‑party vendors throughout the due diligence and acquisition processes. Facilitate communication and ensure that all parties are aligned and informed.
  • IC Memo Support: Summarize key due diligence results for investment committee presentations. Highlight key risks and potential mitigants in a clear, concise way for senior decision makers.
  • Closing Coordination: Create internal closing settlement statement and work with relevant parties to ensure accurate settlement statement and post‑closing payouts.
  • Asset Management Transition: Ensure a smooth transition of assets into the firm’s portfolio post‑acquisition. Work closely with asset management teams to review operational details, property conditions, and any ongoing management needs for industrial sites.
  • Post‑Acquisition Support: Assist with the implementation of post‑acquisition tasks, such as preparing asset reports, coordinating any immediate improvements or fixes to properties, and assisting with the ongoing management and operation of acquired properties.
  • Compliance & Reporting: Ensure compliance with all relevant regulations and internal procedures during the due diligence and acquisition processes. Provide regular updates and status reports to senior leadership on the progress of acquisitions and asset management activities.
Qualifications
  • Ethical and honest with high integrity
  • 7+ years of acquisitions/asset management/legal experience in commercial real estate, with preference for industrial experience
  • Strong grasp of all aspects of the real estate acquisition and due diligence process
  • Extensive experience in zoning and environmental diligence
  • Demonstrated ability to manage and strategically prioritize multiple ongoing projects and tasks
  • Ability to produce accurate, concise and organized reporting and effectively communicate key takeaways
  • Entrepreneurial mindset, high attention to detail, high level of personal accountability, and willingness to take initiative and solve problems independently
  • Ability to maintain strong working relationships with internal stakeholders, service providers, lenders and other counter parties
  • Open to occasional travel
