Leasing Consultant – Harlow Navy Yard
Supervisor: Community Manager
FLSA Status: Non-exempt (Hourly)
JOB SUMMARY: Shows and leases apartments to prospective residents and supports community's marketing plan.
Essential Duties and Responsibilities- Assists applicant in completing rental application, collects security deposit.
- Responsible for ensuring “model” apartments and target apartments are ready for show; maintains clean work areas and office; maintains curb appeal of the community.
- Thorough knowledge of lease terms, specifications, and all community policies.
- Knowledgeable of required telephone and sales techniques.
- Knowledge of Fair Housing Standards.
- Thorough knowledge of leasing techniques and sales methods as outlined in the Leasing & Marketing Manual; fully informed of current rental rates, sizes, locations and all amenities of community.
- Maintain contact with all apartment locator services and local businesses to provide informational material; update periodically.
- Responsible for “shopping” competitive properties.
- Develop full knowledge of application information required, screening processes and policies regarding rentals.
- Develop and maintain an ongoing resident retention program under direction of Community Manager.
- Responsible for proper maintenance of all resident and community files.
- Maintain market surveys on a monthly basis.
- Efficient and timely processing of all required administrative forms, reports and related information.
- for reporting unusual or extraordinary circumstances regarding the community or residents.
- Courteous, efficient handling of resident requests and complaints.
- Maintain a professional appearance and behavior at all times.
- Seek educational opportunities and self‑improvement for personal growth and development.
This job has no supervisory responsibilities.
QualificationsEducation and/or
Experience:
High school diploma or GED; or one to three months related experience and/or training; or equivalent combination of education and experience.
Language
Skills:
Ability to read, interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals; write routine reports and correspondence; speak effectively before groups of customers or team members.
Mathematical
Skills:
Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages.
Training, Certificates, Licenses and Designations: Fair Housing must be completed within 1 day of hire;
Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses must be completed within 7 days of hire.
Reasoning Ability: Apply common sense understanding to carry out detailed but uninvolved written or oral instructions; deal with problems involving a few concrete variables in standardized situations.
Certificates, Licenses, Registrations: Fair Housing Certification required within 1 day of hire.
Physical Demands: Regularly required to use hands to finger, handle, or feel and talk or hear; stand, walk, sit, and reach with hands and arms; occasionally lift and move up to 10 pounds; vision abilities include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
Work Environment: Frequently exposed to outside weather conditions; moderate noise level.
