Job Title: Community Manager – LIHTC & LRSP EXPERIENCE REQUIRED

Supervisor: Senior Community Manager/Portfolio Manager/VP of Community Operations

FLSA Status: Exempt (Salary)

JOB SUMMARY
:
Responsible for the operational and financial aspects of a community and meeting company goals in those areas. Results are achieved by facilitating optimum performance of the community in personnel management, leasing, collections, resident services, maintenance, revenue enhancement, capital improvements, information reporting and compliance with all applicable laws and company policies.

ESSENTIAL DUTIES AND RESPONSIBILITIES
:

  • Operating the community within financial guidelines and approved budget.
  • Ensure rents are collected when due and post monies in a timely manner. Issue 5‑day notices (Pay or Quit) and evictions.
  • Required to work one weekend a month, preferably first weekend.
  • Perform physical inspections, verify vacant apartments, coordinate with maintenance for timely reconditioning.
  • Direct supervision of office staff and maintenance supervisor; indirect supervision of maintenance technicians, grounds, and housekeeping.
  • Knowledge of Fair Housing Laws.
  • Responsible for interviewing, hiring and onboarding all community team members; order maintenance uniforms and s.
  • Ensure professional appearance and behavior for self and team.
  • Manage inventory and ordering of necessary administrative supplies.
  • Enforce all company policies and procedures across departments.
  • Supervise leasing to ensure use of approved sales techniques.
  • Approve and submit invoices for payment through Nexus.
  • Ensure timely, efficient, courteous response to resident requests or complaints.
  • Generate and analyze reports: leasing trends, financial performance and projections, occupancy verifications.
  • Design and maintain resident retention programs (referral programs, social activities).
  • Ensure personnel comply with OSHA standards and company safety policies.
  • Report unusual or extraordinary circumstances concerning residents or community.
  • Pursue educational opportunities for personal growth and development.

SUPERVISORY RESPONSIBILITIES
:
Directly supervise one or more team members in office and/or maintenance. Responsibilities include interviewing, hiring, training, planning, assigning, directing work, appraising performance, rewarding and disciplining, addressing complaints, and resolving problems.

QUALIFICATIONS
:

  • Education:

    High school diploma or general education degree (GED) or 3–5 years related experience or equivalent combination.
  • LIHTC experience required.
  • Communication and presentation skills: read, analyze, and interpret business reports; prepare reports and correspondence; present to managers, residents, customers, and public.
  • Leadership and staff development: manage diverse workforce, conflict resolution, performance management.
  • Analytical and mathematical skills: basic arithmetic, percentages, ratios, and basic operating statement analysis.
  • Problem solving and reasoning ability: make decisions under risk/uncertainty, apply common sense in written or oral instructions.
  • Certificates: CAM or RAM designations highly recommended. Fair Housing must be completed within 1 day of hire;
    Preventing Sexual Harassment, Workplace Harassment and Drug Free Workplace courses within 7 days.

PHYSICAL DEMANDS
:
Regular use of hands, standing, walking, sitting; occasionally lifting up to 10 lbs; vision requirements include close and distance vision, color vision, peripheral vision, depth perception.
