The Porter works under the daily direction of the Maintenance Supervisor or Site Maintenance Technician, responsible for the overall custodial maintenance of the physical plant. The Porter may also be asked to perform other duties as assigned, as per their Manager and/or Regional Director.

Serves as the custodian maintenance staff handling everyday repairs and cleanings across the properties.

• Replace broken glass, tile, carpet, screens, garbage disposals, fixtures, appliances, draperies, and locks.
• Paint interior and exterior surfaces.
• Perform custodial work including sweeping, mopping, vacuuming, emptying trash, cleaning windows, etc., in common areas.
• Assist in grounds work.
• Periodically inspect all units, buildings, and common areas, performing light repairs (except where a licensed electrician is required), and janitorial assistance, as needed.
• Have working knowledge of water and gas meter cutoffs, apartment and fixture cutoffs, sewer clean-outs, and post-maps thereof. (Except where a licensed plumber is required). Cutting any water, drain, sewer, gas, or propane line is strictly prohibited.
• Ensure that storage areas and entrances are locked, and adequate lighting is maintained.
• Perform snow removal, which may require on‑call duties and overtime.
• Be willing to be on call for emergency services, as needed.
• Assist with apartment make‑readies (clean, perform light maintenance when approved by supervisor, paint, etc.).
• Other duties as assigned.

• Two years’ prior porter experience.
• Possession of a current driver’s license.
• High school diploma or equivalent.
• Familiarity with and concern for work‑safety programs.
• Willingness to work in other areas, i.e., gardening, painting, maintenance, etc.

• Ability to continuously stand or walk.
• Ability to bend, squat, climb stairs, and lift frequently.
• Ability to lift up to 25 pounds consistently, and up to 50 pounds occasionally.
