Maintenance Supervisor – Columbia Heights

Job Summary

Performs maintenance duties and supervises and coordinates activities of the maintenance team to ensure that all upkeep, inventory and repair of grounds and buildings of the community are completed in an efficient manner.

Essential Duties and Responsibilities
  • Responsible for the inventory, ordering and delivery of all necessary supplies and equipment for the maintenance, custodial and grounds teams under the direction and with the approval of the Community Manager.
  • Responsible for timely response to work order requests, make‑ready, etc.
  • Responsible for scheduling and performing preventative maintenance.
  • Ensure OSHA standards and company safety policies are complied with at all times.
  • Rotate on‑call responsibilities with other maintenance staff and backup the Maintenance Technician as required.
  • Schedule and supervise all in‑house and/or vendor work.
  • Schedule product‑review appointments to avoid “drop‑in” sales calls.
  • Assist the Community Manager in interviewing, screening and recommending maintenance, grounds and housekeeping personnel.
  • Train all maintenance, grounds and housekeeping personnel.
  • Research and evaluate all current and potential products used in the maintenance and upkeep of the community.
  • Assist in disciplinary or promotional recommendations for all service, custodial and grounds personnel.
  • Analyze and resolve work problems or assist workers in solving work problems.
  • Initiate or suggest plans to motivate workers to achieve work goals.
  • Supply and maintain all tools required by the company for Maintenance Technicians.
  • Report unusual or extraordinary circumstances regarding the community or residents.
  • Communicate constantly with vendors/contractors about work scheduling, billing, vendor relations and certificate of insurance.
  • Maintain the required community uniform and ensure a professional appearance and attitude for all maintenance, custodial and grounds personnel at all times.
  • Provide courteous, efficient response at all times.
  • Have thorough knowledge of company policies and procedures.
  • Seek educational opportunities and self‑improvement for personal growth and development.
Supervisory Responsibilities

Directly supervises one or more team members in the maintenance department. Performs supervisory responsibilities in accordance with company policies and applicable laws. Responsibilities include interviewing, hiring, and training team members; planning, assigning and directing work; appraising performance; rewarding and disciplining team members; addressing complaints and resolving problems.

Driving Requirements

Must have a valid driver’s license and the ability to drive to daily activities.

Education and/or Experience

High school diploma or GED; or 3 to 5 years of related experience and/or training; or equivalent combination of education and experience.

Leadership and Staff Development

Experience in managing a diverse workforce. Ability to manage conflict, provide direction, and drive business results by managing the performance of staff members.

Equipment, Machinery, and Tools

Required to use gloves, eye protective glasses/goggles and other personal protective equipment as tasks dictate. Knowledgeable and skilled in the safe use and maintenance of various wrenches, hammer, grips, saws, sledgehammer, snips, posthole diggers, wheelbarrows, dollies, hand trucks, buckets, jacks, step ladders, full ladders, shovels, and snow blowers.

Language Skills

Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively with customers one‑on‑one or groups of team members of organization.
