This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.
Essential Responsibilities- Complete assigned work orders from resident requests and perform preventative maintenance by diagnosing issues, making repairs, and following company policies, procedures, safety standards, and code requirements.
- Execute the “make‑ready” process for vacant apartments, including pre‑move‑out inspections, punch list creation, vendor scheduling, supply procurement, task completion, and final inspection.
- Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, track inventory, return unused items, and notify the supervisor about re‑ordering needs.
- Complete documentation and paperwork in a timely, accurate, and complete manner to allow proper tracking of service requests.
- Assist in maintaining grounds, common areas, and amenities by picking up trash, decking in confined spaces, or operating equipment in all weather conditions.
- Support cost‑cutting and expense control by fixing rather than replacing parts when possible and practicing correct tool and equipment use.
- Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents promptly.
- Periodically inspect work performed by contractors and vendors to verify that work meets quality standards, scope, and specifications.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, and carry up to 25 pounds independently and 50 pounds with assistance.
- May require occasional travel for training, meetings, or other duties.
- Work a flexible schedule, including calls during evenings, weekends, and holidays.
- EPA certifications Type 1 & II or Universal for refrigerant recycling (applies to Certified Service Technicians).
- All certifications required by State and Local jurisdictions (applies to all Service Technicians).
- Valid driver’s license to operate a golf cart on property, depending on property size.
Hourly range: $20.00 – $25.00 (depending on role).
