Superintendent Job Description

We are seeking a dedicated Project Superintendent to oversee a full renovation project at the Smithsonian Auditorium in an occupied space. This project involves structural repair, MEP repair, and the preservation of tiles. As a key member of the construction project team, you will ensure the seamless execution of the project while maintaining the highest standards of safety and quality.

Responsibilities
  • Represent the company at the project site daily, setting expectations and maintaining commitments.

  • Review construction documents for constructability, phasing options, and other field construction issues.

  • Establish project site expectations for safety, quality, and general conduct.

  • Plan and coordinate site logistics, including traffic patterns and equipment locations.

  • Partner with the Project Manager, client, and trade contractors to develop a work plan.

  • Coordinate project team's preparation for upcoming work and ensure timely completion.

  • Oversee technical interpretation of construction documents and recommend construction methods.

  • Ensure consistency with contractual specifications and requirements.

  • Discuss quality expectations with trade foremen and arrange coordination meetings.

  • Coordinate timely permitting and required inspections.

  • Prioritize and review critical submittals for dimensional control and constructability.

  • Maintain a rolling punch list to define final quality expectations.

  • Verify and authorize trade contractor timesheets for extra work on a time and material basis.

  • Authorize purchase requisitions for materials, equipment, and labor as needed.

  • Complete thorough and accurate daily reports of progress and challenges.

  • Assess and analyze project status against goals and develop contingency plans.

  • Facilitate conflict resolution and develop mutually acceptable solutions.

  • Create and communicate a project-specific safety program.

  • Provide safety orientation for every individual entering the site and address safety-related incidents promptly.

Essential Skills
  • Construction management experience.

  • General contractor experience.

  • Experience in occupied space projects.

  • Experience in historic preservation or MEP.

  • Lead Superintendent experience.

  • OSHA 30-Hour certification.

Additional

Skills & Qualifications
  • Successful completion of classes in Construction Management, Project Management, Safety, and Communication.

  • Ability to build strong relationships with owners, architects, and contractors.

  • Strong problem-solving and communication skills.

  • Understanding of risk management in projects.

  • First-Aid/CPR certification.

  • High School Diploma or GED required.

Work Environment

The majority of the work will take place at the construction site and in an office trailer. The position requires travel to and from the site. Work hours are overnight from 7 PM to 3 PM for the first six months. The project is expected to continue until the end of 2027. The role involves physical demands such as standing, walking, sitting, reaching, climbing, balancing, stooping, kneeling, crouching, or crawling occasionally.

The candidate must be able to frequently lift and/or move up to 25 pounds and occasionally lift or move up to 50 pounds. The work environment values innovation and the use of cutting‑edge technology.

This is a Contract to Hire position based out of Washington, DC.

Pay and Benefits

The pay range for this position is $110000.00 - $150000.00/hr.
