The Role
The Multifamily Business Development Manager is a field-based, hunter role responsible for sourcing, pursuing, and closing new concierge staffing contracts with non-union luxury multifamily assets across the Northeast.
This is not a remote sales role and not a transactional staffing position. Success is built through in-person relationship development, credibility with property managers and regional leadership, and portfolio-level thinking.
The BDM will be based in the DMV and will travel monthly to other Northeast markets including Philadelphia, Northern New Jersey, Boston, and others as assigned.
What You’ll Do
- Generate self-sourced proposal calls with onsite property managers, regional managers, and portfolio leaders.
- Execute door-to-door, in-person business development at luxury multifamily and condominium properties.
- Build relationships with regional and national property management companies, multifamily owners and asset managers, and condominium boards.
- Diagnose each prospect’s current front desk model (in-house, third-party, security, union vs non-union) and position Stratton’s hospitality-first concierge solution accordingly.
- Manage the full sales cycle: outreach, discovery, proposal development, pricing, presentations, contract negotiation, and handoff to operations.
- Work with operations to ensure proposals are margin-aligned and operationally sound.
- Maintain accurate pipeline, activity, and forecasting data in CRM (Zoho CRM).
- Attend targeted multifamily industry networking events and trade shows to build regional relationships and support portfolio-level outreach.
Required Experience
You must have direct multifamily experience.
Qualified candidates will have:
- 3–5+ years in multifamily property management (Property Manager, Assistant Property Manager, Regional or Area Manager, or corporate or operations role),
or - 3–5+ years selling into multifamily as a vendor or service provider (amenities, staffing, facilities, operations, technology).
- Experience working with Class A or luxury high-rise multifamily assets.
- A track record of building relationships with regional and portfolio-level decision-makers in multifamily.
- Proven ability to generate your own pipeline through outbound and in-person activity.
- Strong understanding of property-level operations and PM decision-making.
- Comfort with field-heavy business development and long sales cycles.
- Willingness to travel 30–40% of the time across the Northeast.
What This Role Is Not
- Not account management.
- Not office, hotel, student housing, or senior living.
- Not union or prevailing-wage environments.
- Not a security or guard-service sales role.
What Disqualifies You
- No multifamily background.
- Expectation of marketing-generated leads.
- Pure account management with no hunting experience.
- Commercial office or general CRE sales experience.
- Unwillingness to travel or conduct door-to-door business development.
Compensation & Location
- Base salary plus commission.
- Compensation details discussed with qualified candidates.
- Travel expenses covered per company policy.
- DMV-based (Northern Virginia preferred).
