Salary: $85,000 - $125,000
We're hiring a proven Business Development Manager to aggressively grow our commercial and industrial chiller service business across the Richmond or DC–Baltimore metropolitan markets. This role is built for a hunter—someone who thrives on cold outreach, opening doors, and winning long-term service contracts in competitive environments. If you love prospecting, building a pipeline from scratch, and turning first meetings into multi-year service agreements, this role was designed for you.
ResponsibilitiesHunt and prospect relentlessly within the assigned metro territory to identify new commercial and industrial clients
Sell chiller service contracts, maintenance agreements, and lifecycle service solutions
Target facilities such as data centers, hospitals, government buildings, campuses, industrial plants, and Class A commercial properties
Build and manage a robust pipeline through cold calling, networking, site visits, and strategic outreach
Partner with operations and technical teams to develop tailored service solutions
Lead the full sales cycle—from initial contact through contract close
Develop long-term client relationships that result in renewals and upsell opportunities
Track activity and forecasts using CRM tools and report on pipeline performance
Minimum 5-10 years of proven B2B sales experience selling chiller service contracts or HVAC mechanical services
Strong background in commercial and/or industrial markets
A hunter mentality—you are energized by prospecting and opening new accounts
Demonstrated success selling recurring service agreements, not just project work
Deep understanding of chiller systems, service models, and customer pain points
Comfortable engaging with facility managers, engineers, owners, and procurement teams
Self-directed, competitive, and driven by results
Willingness to be in the field—this is not a desk sales role
