Overview
We have an outstanding career opportunity for a Business Development Manager to join a leading company located in the Richmond, VA, Baltimore, MD, or Washington, DC surrounding area. Salary: $85,000 - $125,000. We are hiring a proven Business Development Manager to aggressively grow our commercial and industrial chiller service business across the Richmond or DC–Baltimore metropolitan markets. This role is built for a hunter—someone who thrives on cold outreach, opening doors, and winning long-term service contracts in competitive environments.
If you love prospecting, building a pipeline from scratch, and turning first meetings into multi-year service agreements, this role was designed for you.
- Hunt and prospect relentlessly within the assigned metro territory to identify new commercial and industrial clients
- Sell chiller service contracts, maintenance agreements, and lifecycle service solutions
- Target facilities such as data centers, hospitals, government buildings, campuses, industrial plants, and Class A commercial properties
- Build and manage a robust pipeline through cold calling, networking, site visits, and strategic outreach
- Partner with operations and technical teams to develop tailored service solutions
- Lead the full sales cycle—from initial contact through contract close
- Develop long-term client relationships that result in renewals and upsell opportunities
- Track activity and forecasts using CRM tools and report on pipeline performance
- Minimum 5-10 years of proven B2B sales experience selling chiller service contracts or HVAC mechanical services
- Strong background in commercial and/or industrial markets
- A hunter mentality—you are energized by prospecting and opening new accounts
- Demonstrated success selling recurring service agreements, not just project work
- Deep understanding of chiller systems, service models, and customer pain points
- Comfortable engaging with facility managers, engineers, owners, and procurement teams
- Self-directed, competitive, and driven by results
- Willingness to be in the field—this is not a desk sales role
