SummaryThe Community Manager provides complete oversite of real and personal property for T&H Property Management owned and/or managed properties. The role maintains the integrity of physical assets, maximizes returns, and supports T&H’s objectives. Responsibilities include revenue management, financial reporting and control, administration, overall property operation, and performance for each asset in the portfolio. The position supervises, trains, and develops all management personnel in the assigned region.
Essential Duties and Responsibilities- Manages maintenance, inventory, and oversight of properties owned or managed by T&H Property Management.
- Works directly with managers on renovation projects, maintenance, and general upkeep of owned and managed properties.
- Travels to owned or managed properties frequently during renovation projects or as required.
- Ensures all aspects of building maintenance meet company standards by meeting with staff regularly.
- Drives overall occupancy and supports the leasing team throughout the leasing experience.
- Oversees details of move‑in and move‑out experience.
- Leads scheduled daily/weekly team meetings to coordinate activities between management, leasing, and maintenance.
- Accounts for community curb appeal through daily property walks to meet company expectations.
- Oversees all routine and emergency repairs, negotiates with vendors to secure competitive rates, and ensures consistent quality of work.
- Communicates with owners and staff by phone and in person to discuss priority issues.
- Provides facilities expertise and operational guidance to staff.
- Guides staff on T&H Property Management policies and initiatives.
- Coordinates necessary and scheduled maintenance repairs with vendors and contractors.
- Obtains copies of current Certificates of Insurance for workers’ compensation coverage.
- Monitors property management budgets for accuracy.
- Handles all resident concerns, questions, feedback, and complaints regarding residency.
- Participates in resident social functions and lifestyle events.
- Interviews, hires, supervises, disciplines, and terminates property staff.
- Conducts exit interviews.
- Places employment advertisements.
- Completes annual performance reviews.
- Completes career development forms, written disciplinary forms, performance improvement plans as needed and required.
- Minimum of two years of related property management experience.
- Advanced degree or professional designation such as CAM or ARM is desirable.
- Previous lease‑up experience preferred.
- Strong leadership and motivational abilities.
- Excellent communication skills required.
Ability to read, analyze, and interpret general business periodicals, professional journals, technical procedures, and government regulations. Ability to write reports, business correspondence, and procedure manuals. Ability to present information effectively and respond to questions from managers, clients, customers, and the general public. Bilingual ability (Spanish) is a plus.
Mathematical SkillsStrong math and analytical abilities. Ability to calculate figures and amounts such as discounts, interest, proportions, percentages, and formulas.
Reasoning AbilityModerate. Must apply principles of logical thinking to a variety of practical situations and accurately follow standardized procedures that may occasionally involve minor deviations. Requires ability to think rationally beyond a specific set of instructions.
