Summary Our Community Manager handles the day-to-day operations of an assigned property, including managing the team, daily activities and resources to achieve budgeted financial and operational goals. The role ensures operations comply with CS Living policies, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act and other laws governing multi-family housing operations.
Primary Responsibilities- Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historical and predictive performance patterns.
- Meets targeted revenues by setting rent rates, ensuring rent and fees are collected and posted in a timely manner, making financial deposits and preparing and reviewing monthly financial status reports.
- Approves invoices from vendors, contractors and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and coding charges to appropriate accounts.
- Manages communication between the vendor/contractor, accounting and the client/owner as needed.
- Controls expenditures by staying within the approved budget and manages the cash fund balances.
- Oversees the leasing process by approving prospective resident applications, discounts and renewal leases; conducts periodic apartment inspections; follows proper notice requirements; evicts residents as needed and collects late fees and other charges as allowed in the lease terms.
- Gathers, analyzes and interprets current market and economic trends that may impact the property; implements short- and long-range marketing and leasing strategies to achieve occupancy and revenue goals.
- Promotes resident satisfaction and retention by responding to complaints, questions and requests in a timely manner and addressing service issues.
- Ensures the property’s maintenance team complies with the Company’s standards for responding to and completing resident service requests.
- Conducts regular property inspections and ensures the physical aspects of the property, grounds, buildings and amenities meet safety, cleanliness and appearance standards.
- Completes various accounting, financial, administrative, and other reports and performs other duties as assigned.
- High School diploma, GED, or related experience and/or training.
- Demonstrated management and supervisory skills to lead, direct, evaluate, and manage subordinate and team members, including maintenance staff.
- Ability to read, write and communicate effectively to comprehend and complete legal documents, explain apartment features, and answer questions about property operation.
- Proficient in word processing, spreadsheet and database management programs to complete required reports and documents.
- Strong proficiency in using property management software (preferably Yardi or equivalent).
- Demonstrated mathematical skills to manage financial records, budgets and reporting.
Typically Monday–Friday with rotating weekends; hours may vary to meet the business needs of the property.
Work LocationOnsite at our properties. Team members work in an office environment but may have exposure to outside elements. Routine local travel may be required for deposits, training, or other duties.
