. The Chief Engineer ensures the highest level of professionalism, meeting clients' needs, and a commitment to 100% uptime across the engineering team. Responsible for operational management, daily leadership, and administration of the engineering team, ensuring safe, efficient, and cost‑effective operation of machinery and systems. The Chief Engineer manages the reliability‑based maintenance function, protects and improves the value of client assets, and ensures building engineering systems continue to perform.
Executes equipment inspection, monitoring programs, defines maintenance best practices, and continuously evaluates operations and reliability methods to enhance effectiveness and value‑maximizing performance.
- Monitors operation and maintains refrigeration, air conditioning, heating, ventilating, hot water equipment; pumps, valves, piping, filters; other mechanical/electrical equipment. Reviews logs to assure proper operation and reports problems or malfunctions as needed. Performs preventive tasks and oversees repair and preventive maintenance of HVAC systems, determining repair/P.M. frequency.
- Ensures availability of an adequate inventory of tools and supplies, preparing purchase orders, sourcing stock materials, and performing inventory checks.
- Oversees contractors working within the building, either as representatives of the building or tenants.
- Identifies safety hazards and incorporates remediation, implementing safety training programs.
- Ensures compliance with all regulatory laws and guidelines related to building infrastructure operation, alerting management of discrepancies.
- Maintains infrastructure and compliance documentation, including up-to-date building drawings, single-lines, and regulatory documentation.
- Supervises, hires, trains, and develops building engineers and maintenance staff.
- Ensures the Facility Work Flow (FWF) is understood among staff, engineers, tenants, and contractors.
- Develops QA/QC processes and facilitates MEP and infrastructure assessments.
- Emphasizes preventative versus corrective maintenance management.
- Supports implementation of recent staff schedule changes.
- Assists with design standards and provides operational resources.
- Provides training and support to expand operations staff capabilities, including tool use, maintenance, safety, troubleshooting, and recommending appropriate courses.
- Stays abreast of safety and code changes via seminars and education.
- Provides input to client work order tracking system, initiates work orders, develops material lists, and may offer technical support for projects.
- Responds to emergency situations, troubleshoots, repairs problems, and conducts general housekeeping of mechanical/electrical rooms.
- Completes work per company Standard Operating Procedures and Work Instructions.
- Engage with leaders and stakeholders.
- Engage with all employees organizationally as needed.
- Engage with customers and clients.
- Bachelor's degree or equivalent professional education.
- One- to five-year certificate or five to seven years of related experience, or equivalent combination.
- Universal CFC certification.
- Technical degree in HVAC or five+ years of related experience.
- Active Refrigeration Technician’s license.
Physical Requirements
- Physical abilities: lift up to 50 pounds, climb ladders, work in tight spaces, perform maintenance and repair labor.
- Noise level moderate to loud.
- Possible exposure to moving mechanical parts, electrical shock, wet/humid conditions, high or precarious places, and outside weather.
- Reasonable accommodations available.
- Requirement to respond to after-hours emergencies.
