Estates Director

A large, high‑profile mixed‑use estate in a major UK city centre, combining offices, leisure, retail, bars and restaurants, is seeking an Estates Director to join their expanding team in Birmingham offering a salary of up to £90,000 plus benefits. It attracts millions of visitors each year and is home to thousands of workers. The destination is well‑known, commercially significant and plays an important role in the city's cultural and business landscape.

This is the senior on‑site leadership role responsible for all operational activity across the estate. You are the person who ensures the estate runs smoothly day to day, while also shaping its longer‑term operational strategy.

• Lead a large on‑site team (70+ people) across cleaning, security and estate management.
• Be accountable for 24/7 operations across the full estate footprint.
• Ensure the environment is safe, compliant, well‑run and consistently well‑presented.
• Manage multi‑million‑pound FM and service charge budgets.
• Work closely with asset management, property management and senior leadership.
• Act as the senior point of contact for occupiers, local authorities and key partners.
• Drive service quality, efficiency, sustainability and innovation.

• An Estates or FM leader experienced in large, complex mixed‑use or commercial environment.
• Confident in owning operations, budgets, people leadership and the estate's reputation.
• A visible, hands‑on leader who enjoys responsibility, influence and working at the heart of a major destination.
• Ability to build strong relationships with office occupiers, leisure operators and retailers.
• Ability to work collaboratively with local authorities, police, utilities and transport partners.
