Job Description SummaryThis role oversees and performs technical and mechanical work that ensures the inside and external buildings, grounds, amenities, and common areas meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Job Description Responsibilities- Assist and complete work orders generated from resident requests and routine community upkeep, diagnosing defects and making repairs in accordance with policies, safety standards, and code requirements.
- Oversee and complete the “make‑ready” process to prepare vacant apartments for leasing and new move‑ins.
- Develop standards for cleanliness and overall appearance of grounds, amenities, building exteriors, and common areas.
- Inspect work performed by service team members and contractors to assess effectiveness and develop corrective action plans.
- Maintain adequate inventory of spare parts and work with the Community Manager to order supplies within budget.
- Complete monthly preventive maintenance procedures as outlined in the Policy and Procedure Manual.
- Assist the Community Manager in developing budgets for regular repair, maintenance, and capital projects.
- Support cost‑cutting and expense control programs by optimizing use of existing parts and materials.
- Conduct scheduled Greystar safety meetings, keep MSDS sheets current, and maintain OSHA compliance.
- Provide excellent customer service, responding to residents and team members with respect and urgency.
- High school diploma, GED, or related experience and training.
- Experience in property management maintenance or related trade.
- Proficiency with Yardi required; prior experience as a Maintenance Supervisor mandatory.
- Hands‑own hand‑tools; skilled in safe use and maintenance of power tools, aids, and equipment.
- Logical problem‑solving ability.
- Strong customer‑service and interpersonal communication skills.
- Read, write, and communicate effectively for internal and external interactions.
- Proficiency in internet, word processing, spreadsheets, and database management; property‑management system experience preferred.
- Basic mathematics skills for financial and administrative tasks.
- EPA certifications Type I and II or Universal, if required to work on sealed HVAC systems.
- All state and local certifications as required.
- Valid driver’s license to operate a golf cart on property, if applicable.
- Stand, walk, sit, bend, stoop, climb ladders, reach, carry, and crawl in confined areas.
- Work inside and outside in all weather conditions.
- Push, pull, lift, and carry weights of up to 25 lb independently and 50 lb with assistance.
- Local routine travel for meetings and training.
- Flexible schedule including calls during evenings, weekends, and holidays.
$27.88 – $37.00 (Walnut Creek).
Additional Compensation- Corporate positions: eligible for quarterly/annual bonus program based on performance.
