Lettings Negotiator

Working Hours:
Monday - Friday 9am - 5:30pm + 1 in 6 Saturdays 9am - 2pm
My client, an independent agent in Wakefield, are recruiting a Lettings Negotiator to join their team. You will manage all aspects of Tenancy for a portfolio and act as liaison between tenants and landlords.
You will ensure that every application is moved in successfully with every detail administered in a compliant and legal manner in accordance with the in-house processes. You will keep tenants and landlords informed of the progress throughout the process so that dates and deadlines can be met and client retention is guaranteed.
Responsibilities:
Deal with all Tenancy Administration and Maintenance mattersAdminister Renewals, Inspections, Vacates to company standardsEnsure tenancies are up to date with relevant documentation signed & filedDeal with LL and Tenant enquiriesDeposit negotiations and returnsArrange and administer tenancy terminationsConduct mid term inspection reportsChase arrears and collect paymentsAction and resolve maintenance calls received within company timescalesProvide advice to Landlord in accordance with tenant and landlord obligationsAppoint contractors to carry out works using registered contractorsInform tenants of their obligationsReport all anomalies to client and resolve as necessaryEnsure diary actions are complete with no carry over each dayPositive client liaison at all times and deliver updates as necessaryArrange inspections periodically as required and at checkoutDeal with tenancy and neighbour disputesAlert Landlords of any arrearsRecord every conversation in our CRM systemDeliver all messages to colleagues clearly and accurately through our CRM systemManage Utility notificationsConduct deposit disputesTake payments and record as necessaryEnsure contractors respond quickly with quotations and carrying out workFollow up every job to ensure satisfactory completion of worksEnsure adequate contractors are set up on the systemRequirements:
