- Review job requests and work orders daily to determine workload priorities.
- Assign work to staff and monitor progress toward completion.
- Perform corrective and preventive maintenance activities on HVAC and other mechanical systems.
- Conduct routine facility inspections for conformance with operational, safety, and local building code requirements.
- Requisition tools, equipment, and supplies required for operations.
- Communicate with the Maintenance Manager to resolve facility problems and personnel issues.
- Maintain accurate status updates on all open work orders, projects, and staff attendance to ensure efficient completion.
- Ensure compliance with OSHA regulations and standards.
- Interact professionally with vendors and staff, maintaining effective working relationships with client management teams.
- Respond to all emergencies and after‑hours calls in accordance with contract requirements.
- Document work performed in the client’s work order system and prepare related reports.
- Inspect completed work for conformance with local building and safety codes.
- Perform all work in accordance with established safety procedures and client standards.
- Maintain a clean and safe workplace during and after maintenance tasks.
- Complete all required compliance, safety, and developmental training as assigned.
- Assist in training and mentoring other technicians.
- High School Diploma or GED (required).
- 4–6 years of related commercial building mechanical maintenance management experience.
- Proficient in reading blueprints and as‑built drawings.
- Computer proficient with Microsoft Office; skilled in HVAC and EPA certification.
- Must be able to pass a pre‑employment drug test, criminal background check, and, if required, a physical/vehicle record test.
- Must be a team player with strong work ethic, positive attitude, and excellent communication skills.
- HVAC and EPA certifications (required).
- OSHA 10/OSHA 30 certification (required; preferred).
- Unrestricted HVAC license (preferred).
