Job Summary

The Construction Project Coordinator supports the successful execution of hyperscale, colocation, or enterprise data center construction projects. They oversee and coordinate key areas including purchasing, contracting, project controls, accounting, procurement, and scheduling, while leading and developing a support team of project administrators, coordinators, and junior staff. The ideal candidate demonstrates strong technical project processes, financial acumen, and leadership.

  • Purchasing & Procurement
    • Coordinate acquisition of long‑lead equipment and critical infrastructure, ensuring timely delivery aligned with design completion and MEP milestones.
    • Manage supplier qualifications and align procurement with cost targets and technical requirements.
  • Contracting
    • Draft, negotiate, and execute contracts for trade partners, consultants, and vendors.
    • Evaluate scopes of work and proposals to secure best value.
    • Ensure compliance with corporate obligations, submittal deadlines, insurance, and lien waivers.
    • Manage contract changes, claims, scope changes, and schedule impacts.
  • Project Controls
    • Track KPIs, cost trends, and contingency usage; support earned value and variance reporting.
    • Monitor budgets, forecasts, and financial reporting across vendors and trades.
    • Coordinate cash‑flow tracking and risk reporting with controls staff.
  • Accounting Interface
    • Oversee invoicing, pay applications, and purchase orders with project accounting.
    • Reconcile vendor costs, work‑in‑place tracking, and alignment with budgets and forecasts.
    • Ensure accurate coding and timely payment cycles.
  • Scheduling
    • Develop and maintain construction and procurement schedules with Superintendents and PM team.
    • Track critical milestones (dry utility interconnects, factory acceptance, commissioning readiness).
    • Lead schedule‑status, look‑ahead, and risk‑mitigation meetings.
  • General Coordination
    • Maintain and organize all project documentation (IFC drawings, specifications, submittals, QA/QC records).
    • Support closeout and turnover documentation (O&M manuals, warranty logs, commissioning records).
Qualifications
  • Experience
    5+ years in construction management, with at least 2 years of representative experience matching this role.
  • Technical Skills
    • Proficient with construction scheduling software and communicating schedules electronically.
    • Understanding of financial reporting objectives and experience with construction accounting software.
    • Knowledge of electrical, mechanical, HVAC, fire suppression, and security systems is a plus.
    • Familiarity with procurement processes, data‑center delivery workflows, Uptime Institute Tier standards, commissioning protocols, and QA/QC procedures.
    • Proficiency in Procore, Bluebeam, Primavera P6, Microsoft Project, and related platforms.
  • Certifications
    OSHA 30‑hour, CPR, First Aid; LEED AP or PMP considered a plus.
  • Education
    Bachelor’s degree in mechanical or electrical engineering, Construction Management, Civil Engineering, or related field preferred (experience may substitute).
Work Environment
  • Extended periods on the job site, including night and weekend work as needed.
  • Frequent travel to out‑of‑town projects.
  • High‑pressure environment; self‑management and stakeholder management required.
