In keeping with our organization’s goal of improving the lives of the Residents we serve, the Director of Maintenance plays a critical role in maintaining all physical plant assets on the property. The Director of Maintenance manages the day-to-day operations of the maintenance department.
Essential Functions- Responsible for all service and repair tasks as assigned.
- Operates the maintenance department in a safe manner by ensuring compliance with Federal, State, and local regulations and following established policies and procedures.
- Ensures the physical building meets all safety and building codes.
- Schedules vendors and contractors for necessary building repairs and emergencies outside the scope of routine maintenance.
- Assists in emergency situations related to the physical plant and acts as the facility’s safety officer.
- Ensure that regular equipment and systems maintenance schedules are monitored and followed at all times.
- Works with department heads to ensure routine maintenance in Resident care areas does not interfere with the care or safety of Residents.
- Responsible for operating the Maintenance Department within budgetary guidelines and limitations.
- Completes annual performance reviews of all subordinate staff. Provides guidance and education to staff in regards to their performance.
- Responsible for training and educating staff members.
- Provides counseling and disciplinary action to subordinate staff members as needed.
- Assure that established infection control and standard precaution practices are maintained at all times. Follow established safety precautions when preforming tasks and using equipment and supplies.
- Reports all hazardous conditions, damaged equipment, and supply issues to the supervisor.
- Maintains the comfort, privacy and dignity of Residents and interacts with them in a manner that displays warmth, respect and promotes a caring environment.
- Must answer and respond to call lights promptly and courteously when working in Resident care areas.
- Assists with training of new staff.
- Communicates and interacts effectively and tactfully with Residents, visitors, families, peers, and supervisors.
- Attend and participate in departmental meetings and in-services as directed.

Required Education And ExperienceHigh School diploma or equivalent.
3 years’ experience working in a building maintenance capacity.
Preferred Education And Experience5 years’ experience in a facilities maintenance role.
Associates degree in construction technology or similar field.
