• Perform general and specialized maintenance repairs across building systems and appliances, including plumbing, HVAC, structural, and electrical components.
• Test, troubleshoot, and recommend repairs for a variety of equipment.
• Apply proficient skills in electrical, carpentry, plumbing, HVAC, painting, appliance repair, and related trades.
• Complete resident‑requested repairs within a 24‑hour response window.
• Complete all assigned maintenance work on vacant homes to meet LMH standards.
• Provide on‑call service requests and emergency call assistance.
• Participate in routine inspections and quality control activities.
• Perform general maintenance and cleaning of common areas, shop, trash removal, and snow removal.
• Train or guide other maintenance team members in skilled tasks.
• Occasionally supervise or lead maintenance team members during absences.
• Maintain and update all service requests in Yardi Mobile.
• Use standard hand and power tools and equipment safely.
• Report maintenance concerns for repair or further action.
• Attend departmental or regional meetings, resident events, training, and other work‑related events.
• Comply with OSHA safety regulations, local laws, and LMH SOPs and policies.
• Follow safe work practices including lockout/tag‑out, confined‑space entry, PPE use, ladder safety, and elevated work protection.
• Travel to various locations as required.

• Five or more years related maintenance experience preferred.
• Intermediate knowledge of electrical, carpentry, plumbing, HVAC, painting, carpet care, appliance repair.
• HVAC and EPA certifications preferred.
• Some supervisory or lead experience preferred.
• Effective communication with co‑workers, managers, vendors, and residents.
• Expert skills with small hand and power tools and basic machinery repair.
• Extensive knowledge of appliances.
• Basic computer skills (mobile device, PC).
• Valid driver’s license and ability to operate company or personal vehicle.
• Availability for on‑call work, overtime, and off‑hour assignments.
• Ability to arrive within 60 minutes of service requests.
• Willingness to travel regionally for training and meetings.
• Physical ability to lift/carry up to 65 lbs., perform repetitive motions, climb stairs/ladders.
• Ability to work in varied environmental conditions (temperature, dust, chemicals, noise).
• Eligibility to perform essential job functions per ADA, FMLA, and other standards.
