Overview
A Maintenance Manager will assist the Maintenance Director/Community Director in maintaining the physical condition of property in a safe, attractive, and comfortable condition. This includes establishing preventive maintenance programs, performing property and equipment inspections, maintaining the project inventory, supervising personnel, and assigning maintenance tasks. Also accountable for preparing work schedules and ensuring compliance with all maintenance related policies. The Maintenance Manager’s overall responsibility is to ensure that the units and other property facilities at the assigned location remain in good working order.
Tasks may include service requests and preparing units for rent availability (including painting units and landscape duties).
- Directly supervises Maintenance Technicians and employees, including hiring, training, performance management, and termination of direct reports.
- Manage the financial performance and operations within the approved maintenance budget, focusing on controlling expenses within purchasing guidelines.
- Schedule, train, supervise, and evaluate all subordinate maintenance personnel, ensuring compliance with required training.
- Prioritize work orders and follow up on assignments to ensure timely completion.
- Ensure property goals for work order response and completion times are met.
- Be responsible for all company-owned equipment and small tools.
- Participate in and supervise the make-ready of vacant units as necessary.
- Make regular inspections of the property.
- Ensure compliance with all preventive maintenance procedures.
- Prepare Purchase Orders and order all parts and supplies.
- Ensure compliance with company policies and procedures.
- Assist in performing annual/semi-annual unit inspections.
- Assist in all aspects of the project’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
- Assist Maintenance Director as requested.
- Contribute to resident retention programs.
- Ensure unsafe conditions are corrected in a timely manner.
- Learn and ensure compliance with all company, local, state, and federal safety rules.
- This position requires driving for the company using either a company vehicle or a personal/rental vehicle to conduct company business more than 50% of the time to perform work duties.
- High School Diploma or GED (or equivalent) required, or advanced training/degree in building maintenance, management, construction, skilled trades, or related subject preferred.
- Knowledge in electrical, HVAC, plumbing, carpentry, and general building maintenance, with 5 or more years of experience.
- 1-3 years staff supervisory experience required.
- Previous experience with administrative reporting and Yardi preferred.
- Ability to perform work outside in all weather conditions, perform physical work, and lift up to 50 pounds regularly and above 50 pounds occasionally.
- Willing and able to work occasional on-call shifts as needed.
- Self-motivated, team player with attention to detail and ability to prioritize in a fast-moving environment.
- Excellent communication and interpersonal skills, with ability to interact effectively with a wide range of people.
- Computer knowledge in Microsoft Suite and Yardi (preferred).
- Driver's License in valid state required.
- HVAC/EPA certification required.
- OSHA 10 certification required.
