WHLR is seeking to add an Asset Management Analyst to our team. The ideal candidate will demonstrate a positive, professional, and client-oriented attitude about the company with coworkers, tenants, clients and the public whether contact is by email, telephone or in person.
SALARY RANGE: $55,000-$63,000. Essential Job Functions:
- Prepare financial package for every leasing transaction for senior leadership’s approval.
- Verify Common Area Maintenance (CAM) and concession details for new deals.
- Lead the preparation of the monthly property operations agenda including but not limited to meeting with key stakeholders.
- Track and communicate reserve schedules, provide visibility of large invoice timelines, and support the approval process thereof.
- Assist in the management and production of Operational Reports and presentation materials for internal and external partners as requested by senior leadership.
- Support the Operations Team with budgets and forecasting.
- Provide budget projections to senior leadership for cash and earnings reports.
- Analyze portfolio property real estate valuations and provide external contractors with all necessary documentation to perform property tax appeals.
- Work with manager on property insurance related claims, settlements, budgeting, and allocations.
- Create ARGUS models for new lease deals and to analyze investment opportunities.
- Implement portfolio and department initiatives to identify and deploy new technologies and processes, including artificial intelligence (“AI”).
- Perform monthly financial audit of the portfolio’s Key Performance Indicators (KPIs), including but not limited to reclassing expenses, triaging Aged Receivables, and suggesting defaults.
- Assist Property Management department in the preparation and accounting for long term Capital Expenditure (CAPEX) plans including but not limited to lender funding and Return on Equity (ROE) analyses. in addition to the preparation of CAPEX committee docket items.
- Coordinate with Portfolio Management department in obtaining approvals with Lenders and other stakeholders for leases and various projects.
- Assist Financial Reporting Team with leasing statistics.
- Develop strategies to achieve property and portfolio return objectives.
Experience, Requirements and Core Competencies
- Advanced level of proficiency in Microsoft Office Suite, and basic proficiency of MRI or similar accounting software systems.
- Related job experience should showcase financial analysis capability.
- Strong written and verbal communication skills with the ability to manage internal and external relations.
- Demonstrates best practices in terms of reports and procedures and can help develop efficiencies in operations and oversight.
- Ability to handle a fast paced, deadline driven environment.
- Ability to multi-task and prioritize assignments while delivering consistent, quality work product to property managers, brokers, attorneys, and clients.
- Ability to work with little supervision and to seek guidance when needed.
- Ability to build and maintain strong internal and external relationships.
- Ability to think independently while working within a group.
Qualifications and Education Requirements
- Bachelor’s degree or equivalent, with a focus in financial analytics.
- One to three years’ commercial real estate experience, preferred.
