Gulf Coast Association Management (GCAM) is our community association management division that focuses on the management of community association in Florida that fall under Fl Statute 718/720.
The Regional / Senior Community Association Manager (CAM) serves in a dual capacity: providing direct management for a small, selected portfolio of associations while also overseeing and mentoring a portfolio of managers. This leadership role ensures operational consistency, statutory compliance, financial accountability, and exceptional service delivery across all managed communities.
This position is ideal for an experienced CAM who excels in both hands-on community management and team leadership, with a strong command of Florida statutes, governance best practices, and performance standards.
Key Responsibilities Community Management (Senior CAM Duties)- Serve as the primary CAM for assigned associations, acting as the professional liaison between Boards of Directors, homeowners, vendors, and company leadership.
- Advise Boards on governance, fiduciary duties, and compliance with Florida Statutes Chapters 718, 719, and 720 and governing documents.
- Prepare and manage meeting notices, agendas, proxies, ballots, resolutions, and minutes in accordance with statutory and document requirements.
- Oversee budgets, reserve funding, assessments, delinquencies, contracts, and major projects in coordination with accounting and operations.
- Manage vendor contracts, bid processes, insurance compliance, and project oversight.
- Conduct site inspections and ensure maintenance standards, safety compliance, and community appearance.
- Abitlity to understand monthly financial reports, reconciliations, and owner account activity in coordination with the accounting team.
- Support annual audits, reviews, compilations, and budget meetings by providing leadership-level oversight and documentation.
- Enforce compliance related to elections, proxies, electronic voting, reserve waivers, meeting requirements, and record retention.
- Supervise and support CAMs within the assigned region, ensuring consistent application of company SOPs, statutory compliance, and service standards.
- Provide training, coaching, and performance feedback to CAMs; identify development needs and recommend continuing education.
- Review community financials, budgets, reserve practices, and compliance documents for accuracy and adherence to statutory requirements.
- Serve as an escalation point for complex governance, legal, financial, or operational matters.
- Collaborate with executive leadership on process improvements, technology implementation, and strategic growth initiatives.
- Maintain high-level relationships with Boards and key stakeholders to promote retention and long-term partnerships.
- Participate in board presentations, annual meetings, and contract renewals as a senior representative of the firm.
- Assist leadership with proposals, onboarding, and operational evaluations for prospective communities.
- Active Florida Community Association Manager (CAM) license in good standing (required).
- Bachelor’s degree in business, Finance, Real Estate, or related field preferred.
- Minimum of ten (10) years of community association management experience in Florida.
- Minimum of three (3) years in a supervisory, regional, senior, or management role overseeing CAMs or operational staff.
- Demonstrated experience managing complex portfolios, including condominiums, HOAs, and multi-association structures.
