General Repair Technician III – responsible for operating the facility’s mechanical systems, performing inspections, and ensuring preventive and corrective maintenance on mechanical equipment and other systems. The Technician works in collaboration with all key BGIS departments to support integrated building operations.

Summary

Conduct structured inspections, preventive and corrective maintenance, and routine services on facility mechanical equipment. Work in accordance with established processes, complying with internal and external requirements, including environmental, health and safety, fire protection. Play a key role in our integrated approach to operating buildings.

Key

Duties & Responsibilities Safety Ownership and Regulatory Compliance
  • Comply with all internal and external requirements including environmental, health and safety, fire protection, and mandated by BGIS Health, Safety, and Environment Teams.
  • Take ownership of safety measures related to building equipment, ensuring secure operation of critical systems.
Technical Leader and Oversight
  • Perform regular facility, mechanical, and equipment inspections; implement preventive and corrective maintenance to ensure facility uptime.
  • Respond to routine and on-demand service requests and perform maintenance on mechanical equipment.
  • Participate in facility-related projects and provide observations and recommendations for enhancements.
  • Maintain assigned tools and arrange repairs or replacements as needed.
  • Assume technical leadership in maintaining and optimizing building equipment to prevent disruptions to tenant operations.
  • Ensure peak performance of critical building equipment, including HVAC, electrical, and plumbing systems, through continuous monitoring and maintenance supporting 24/7 operations.
Visibility in Sites
  • Establish a strong technical presence at facility sites, especially for critical building equipment areas.
  • Cultivate technical relationships with on-site personnel, emphasizing equipment reliability and response.
Inspection Management
  • Work according to established processes and practices.
  • Conduct facility walk‑throughs for mechanical, electrical, and equipment monitoring.
  • Execute comprehensive technical inspections of building equipment, focusing on critical systems.
  • Document and analyze findings, prioritizing repairs and upgrades.
  • Maintain a meticulous inspection checklist and database specific to building equipment.
Occupant Experience
  • Enhance tenant and customer satisfaction through quality work and service delivery.
  • Prioritize reliability and functionality of building equipment.
  • Collaborate with facility management to ensure seamless operations and minimal disruptions.
Proactive Communication and Escalation
  • Work shifts, be available for on‑call, standby, and emergency call‑outs.
  • Communicate technical information effectively to internal teams and external vendors.
  • Escalate critical equipment‑related issues to minimize downtime.
  • Maintain open communication channels with stakeholders regarding equipment status and maintenance updates.
Work Order Management
  • Manage work order life cycle with the Central Work Order Management Team, ensuring quality and compliance.
  • Assist in implementing a preventive maintenance program in partnership with the CMMS Team.
  • Prioritize work orders related to building equipment to minimize tenant disruptions.
  • Coordinate technical assignments and oversee timely completion of equipment tasks.
  • Maintain thorough records of work order history, including equipment details and expenses.
Financial Ownership (Including Quotes Management)
  • Submit all expenditures promptly.
  • Manage the budget for building equipment maintenance, seeking cost‑effective solutions.
  • Solicit and evaluate technical quotes for repairs, maintenance, and upgrades, minimizing tenant disruptions.
Vendor Management
  • Oversee technical vendors and contractors with specialized expertise.
