The Marcus & Millichap Vancouver Office is seeking a Financial Analyst. This position plays a critical role in assignments ranging from single-asset dispositions to large portfolio sales. Responsibilities span all financial components of the transaction and involve supporting multiple phases of the sales process. The ideal candidate will bring strong foundational knowledge of financial and valuation concepts, a demonstrated interest in real estate, the ability to thrive in a fast-paced team environment, and a strong work ethic.

The base range for this role is $74,000 – $94,000 CAD per year. Actual pay will be determined by factors such as education, experience, and job-related skills relevant to the role. Benefits may include extended health and dental coverage, paid vacation, statutory holidays, and retirement savings options, subject to eligibility and plan term.

Responsibilities
  • Underwrite investment opportunities across all asset classes using Argus DCF/Enterprise and Excel financial models to assess property performance, value, and investor returns.
  • Analyze, review, and interpret real estate source documents, including operating statements, budgets, rent rolls, leases, loan documents, and other due diligence material.
  • Identify critical property-level financial issues and provide recommendations.
  • Compile and present analytical findings while effectively addressing questions from brokers.
  • Enhance client engagement through data-backed presentations that communicate risk, return, and strategic opportunities.
  • Collaborate across teams (marketing, research, and brokerage) to deliver cohesive, professional materials aligned with the Marcus & Millichap brand.
  • Support brokers in preparing high-quality offering memoranda and investment packages by supplying required financial and research materials.
  • Conduct location, market (comparables), property, tenant and economic research to inform pricing strategies and valuation assumptions.
Qualifications
  • Bachelor’s degree in Real Estate, Finance, Accounting, Economics, or related field preferred.
  • Minimum of three (3) years of commercial real estate underwriting experience, including advanced proficiency in Excel financial modeling and two (2) years of experience in ARGUS.
  • Demonstrated experience valuing income‑producing properties and abstracting leases.
  • Proven ability to build complex cash‑flow models and interpret financial statements.
  • Excellent organizational and interpersonal abilities, with the capacity to manage multiple assignments simultaneously.
  • Ability to work effectively with high‑performing, detail‑driven professionals across multiple disciplines.
  • Strong judgment and decision‑making skills, with the ability to meet client‑driven expectations and deadlines.
  • Detail‑oriented, process‑driven, and proactive, with the ability to see both the details and the broader strategic context.
  • Ability to handle confidential information with discretion.
  • Creative problem‑solving skills and a strong sense of accountability and ownership in a dynamic, fast‑paced environment.
