Supervise and participate in the work of skilled trade employees engaged in the installation, repair, and maintenance of electrical, plumbing, HVAC, steam, automated control, and/or other building equipment and systems.
Based on the recent Proclamation:

Typical Allocation of Duties:
- Oversee work order assignments - 25%
Reviews incoming skilled trade work orders, prioritizes work, assigns work to workers, and follows up to ensure completion. - Inspect and prioritize - 25%
Inspect facilities to identify skilled trade maintenance and repair needs. Prioritize and coordinate work. - Supervise personnel - 20%
Train, assign, direct, supervise, evaluate, and recommend the discipline of personnel. - Coordinate preventative maintenance - 20%
Coordinate, supervise, and participate in preventative maintenance for assigned skilled trade in accordance with established schedules and protocols. - Coordinate procurement and equipment maintenance - 10%
Coordinate the procurement of equipment, parts, tools and supplies. Coordinate the maintenance of tools and equipment.
Supervisor Expectations
- Provide daily supervision, scheduling, and technical direction to HVAC technicians.
- Oversee operation, maintenance, and repair of all campus HVAC systems, including chillers, boilers, cooling towers, and controls.
- Monitor building automation systems (BAS) to ensure optimal performance, comfort, and energy efficiency.
- Develop and manage preventive maintenance schedules, documenting all service activities and inspections.
- Ensure timely response to work orders and coordinate with other trades for system downtime or major repairs.
- Maintain compliance with environmental and safety regulations related to refrigerants, confined spaces, and energy systems.
- Troubleshoot complex mechanical and control issues and coordinate with contractors for specialized repairs.
- Assist with budget planning, equipment replacement schedules, and capital project coordination.
- Train and mentor staff on advanced HVAC systems, energy management, and safety procedures.
- Promote a culture of reliability, accountability, and customer service in all HVAC operations.
- Will serve as essential personnel and in an on-call capacity for all urgent, after-hours emergencies, including natural disasters.
Required Experience
Associate s degree and five (5) years of related work experience. Must possess a valid driver s license. Trade specific certification and/or licensure required.
