We are the operator of a multi-tenant, 47,000 SF, multi-story office building in Downers Grove, IL. The building houses professional office tenants, including construction and healthcare-focused businesses. We take pride in maintaining a clean, efficient, and professionally operated property.
We are seeking a reliable and skilled Building Engineer / Maintenance Technician to oversee the care, maintenance, and performance of the building’s base systems and grounds.
Position OverviewThis is a hands-on role responsible for maintaining the overall operation of building systems including HVAC, electrical, plumbing, and life-safety systems. The ideal candidate is mechanically inclined, proactive, organized, and comfortable operating independently.
You will serve as the primary on-site resource for preventative maintenance, repairs, and system oversight.
Key ResponsibilitiesBuilding Systems
- Monitor and maintain HVAC systems including heat pumps, cooling towers, RTUs, and associated controls
- Perform preventative maintenance and seasonal system checks
- Coordinate and oversee third-party vendors for specialized service
- Troubleshoot and resolve electrical, plumbing, and mechanical issues
- Maintain life safety systems (fire alarm coordination, emergency lighting checks)
- Perform minor carpentry, drywall repair, painting, fixture replacement, and general handyman tasks
- Respond to tenant maintenance requests in a professional and timely manner
Maintain maintenance logs and service records
- Oversee light groundskeeping (landscape vendors, snow removal coordination)
- Monitor parking lot, exterior lighting, and common areas
- Ensure property appearance meets professional standards
- Maintain organized warehouse and staging areas
- Track tools and equipment in/out for field crews
- Perform routine tool inspection and maintenance
- Coordinate small equipment repairs
- Monitor consumable inventory (fasteners, blades, small stock materials, etc.)
- Maintain material storage standards
- Assist in staging materials for upcoming projects
- Implement inventory tracking system (digital preferred)
- 5+ years of building maintenance or building engineer experience
- Strong working knowledge of HVAC systems (cooling towers, heat pumps, RTUs)
- Basic electrical and plumbing troubleshooting skills
- Experience working in commercial office buildings
- Ability to read equipment manuals, basic mechanical drawings, and service documentation
- Strong communication skills and professional demeanor
- Ability to lift 50 lbs and perform physical maintenance tasks
