Job Description Summary

Alta University Place has an immediate opening for an experienced Leasing Professional. This role focuses on coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. The Leasing Professional is responsible for all leasing activities, ensuring a smooth resident move‑in experience, and securing lease renewals.

Key Responsibilities
  • Perform all sales and leasing activities to achieve community revenue and occupancy goals.
  • Greet, qualify prospects, conduct community tours, and show apartments.
  • Process applications, perform credit screening, and conduct criminal background checks.
  • Prepare lease and move‑in package and ensure a smooth resident move‑in and lease signing.
  • Inspect apartments prior to resident move‑in, ensure apartments are move‑in ready, and schedule any outstanding items with the maintenance team.
  • Stay informed about current market and competitor conditions, develop and implement short‑ and long‑term marketing plans, and follow community policies related to concessions and specials.
  • Design and execute marketing activities, including resident referral and employer outreach programs, and use internet marketing tools (Craigslist, Facebook, e‑mail, and other websites).
  • Use on‑site property management software to track apartment availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information.
  • Ensure that show units meet company standards for show quality by inspecting marketing corridor and leasing tour, communicating maintenance needs, merchandising show units, and preparing the leasing office.
  • Follow‑up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls.
  • Execute lease renewal program by preparing lease renewal letters and packages, contacting renewing residents in advance of move‑out dates, and ensuring renewal documents are signed on time.
  • Respond quickly and courteously to resident and client/owner concerns and questions, and take prompt action to solve problems.
Qualifications
  • Previous sales and customer service experience desired; positive can‑do attitude required.
  • Proficient in MS Office Suite; property management software (Yardi/One Site) desired but not required.
  • Demonstrated ability to read, write, and communicate effectively, complete legal documents, sell and explain apartment features, and answer resident questions.
  • High level of professionalism in both manner and dress.

Compensation

Hourly range: $21.00 – $24.00. Additional compensation may include quarterly or annual bonus programs for corporate positions and weekly, monthly, or quarterly bonus programs for onsite property positions.

Physical Demands
  • Stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, carry objects.
  • Work in all weather conditions and lift up to 25 lb independently or 50 lb with assistance.
  • Work flexible schedule including evenings, weekends, and holidays.
