Overview
Under the overall direction of the Community Manager, the role shows and leases apartments to prospective residents and supports the property's marketing plan as directed by the Community Manager. Responsible for continuing your education by seeking opportunities and self-improvement for personal growth and development. Attends all Blue Magma training as required for this position.

Essential Functions include but not limited to the following. Other duties may be assigned based on company needs.
- Under the direction of the Community Manager:
- Resident Relations and Support
:- Serves as a point of contact for residents, answering inquiries and addressing concerns to maintain high satisfaction levels.
- Assists with the move-in and renewal processes to help with resident retention.
- Acts as a bridge between residents and property management, facilitating communication and helping to mediate issues.
- Collaborate with other property staff, such as maintenance and the community manager, to address needs and meet property goals.
- Liaison between residents and the maintenance staff regarding work order requests and follow-up to ensure completion and resident satisfaction.
- May work with external service providers to bring programs to residents.
- Leasing and Administrative Tasks
:- Completes lease form or agreement and collects rental deposit.
- Responsible for ensuring the “model” apartments and target apartments are ready for show; responsible for maintaining work areas and office in clean and orderly manner; need to have an awareness of the “curb appeal” of the property.
- Thorough knowledge of lease terms, specifications and all community policies.
- Knowledge of required telephone and sales techniques.
- Fully informed of current rental rates, sizes, locations and all amenities of property.
- Maintain contact with all apartment locator services and local businesses to provide informational material.
- Responsible for “shopping” competitive properties.
- Develop full knowledge of application information required, screening processes and policies regarding rentals.
- Develop and maintain an on-going resident retention program under direction of Community Manager.
- Responsible to play an active role in the renewal process.
- Responsible for proper maintenance of all resident and property files.
- Efficient and timely processing of all required administrative forms, reports and related information.
- Responsible for reporting unusual or extraordinary circumstances regarding the property or residents.
- Courteous, efficient handling of resident requests and complaints.
- Responsible for maintaining a professional appearance and attitude at all times.
- Responsible for seeking educational opportunities and self-improvement for personal growth and development.
- Other projects and responsibilities as assigned by the Community Manager.

Job Specifications/
Qualifications:
To perform this job successfully, an individual must be able to perform each essential duty satisfactorily. The requirements listed below are representative of the knowledge, skill, and/or ability required.
- High School Diploma, College degree preferred.
- Minimum 1 year working in the apartment industry. Prior Customer Service experience strongly preferred.
- Must have working knowledge of Microsoft Office, the Internet, and Resman management software.
- Ability to speak effectively with customers one-on-one or in groups. Must be self starter. Bi-lingual helpful.
While performing the duties of this job, the employee is regularly required to use hands to finger, handle, or feel and talk or hear. The employee frequently is required to stand, walk, sit, and reach with hands and arms. The employee is occasionally required to climb or balance; stoop, kneel, or crouch. The employee must occasionally lift and/or move up to 10 pounds.
