About the Opportunity
We are seeking a highly skilled Commercial and Industrial Property Manager to oversee a diverse portfolio of industrial warehouse and commercial properties, along with one office complex association (HOA/POA). This is an excellent opportunity for a detail-oriented, operationally strong professional who thrives in a fast-paced environment and excels in tenant relations, financial oversight, vendor coordination, and building operations.

What You'll Do
Property Operations
Manage daily operations across 13 properties consisting of 31 tenants.
Conduct routine property inspections and coordinate repairs, maintenance, and capital projects.
Oversee building systems such as HVAC, electrical, plumbing, safety, and security.
Ensure ongoing compliance with safety, building codes, and regulatory standards.
Tenant Relations
Serve as the primary point of contact for all tenant needs.
Respond promptly to service requests, lease questions, and maintenance concerns.
Manage tenant move-ins/outs and ensure adherence to lease terms.
Financial Management
Utilize Yardi Breeze Premier to manage budgets, financial reporting, AP/AR, rent collection, and ledger accuracy.
Prepare annual budgets and track financial performance monthly and quarterly.
Review and approve invoices, operating expenses, and vendor contracts.
Lease Administration
Maintain accurate lease data, including renewals and rent escalations.
Assist with lease negotiations, amendments, and insurance/compliance documentation.
HOA/POA Association Management
Oversee operations, budgets, and common areas of a professional office complex association.
Organize board meetings and prepare board packets.
Maintain accurate association records and communications.
Vendor & Contract Management
Source, evaluate, and manage property vendors.
Negotiate contracts, monitor performance, and ensure insurance compliance.
Compliance & Risk Management
Ensure compliance with ADA, building codes, and safety requirements.
Maintain regulatory documentation, incident reports, and insurance certificates.
Support CAM reconciliations and property tax coordination.
Qualifications
3-5+ years of experience managing commercial or industrial properties (required).
Advanced proficiency in Yardi Breeze Premier (required).
Strong operational knowledge of facility systems and vendor management.
Experience with budgeting, financial reporting, and CAM-related functions.
Excellent communication, problem-solving, and organizational skills.
HOA/POA or association management experience preferred.
Real Estate License, CPM, or RPA a plus.
Valid driver's license and ability to perform 1-3 property visits per week within 45 miles.
